Water, trash, and sewer are included in rent. Internet is an additional $40 per month for business-grade fiber Wi-Fi. Tenant is billed monthly for gas and electric by owner. Property has solar which significantly offsets electric bill. Utilities to stay in owner's name and billed to tenants monthly based on sub-metered usage. Tenants to be respectful of other tenants and neighbors, cleaning up after pets, following local noise ordinances, etc. No smoking of any substance indoors. Feminine products, paper towels, quilted toilet paper, wipes, and any other non-toilet paper items are not to be flushed (even if they are labeled as flushable) and hair catch must be used in sinks and showers. All plumbing consolidates at a sump pump that serves the property, and any items beyond simple toilet paper can potentially cause a jam and backup/flooding. Costs for damage caused by tenant-caused flooding will be deducted from the deposit and/or billed as necessary. In the event that tenant-caused issues cannot be linked to a single tenant, repair and restoration costs will be shared among all tenants. Unit B has sole access to the electrical subpanels for other tenants. In the event that a fuse needs to be reset, the tenant must be willing to flip the breaker or allow access for owner or other tenant to do so. Owner lives nearby and can assist with repairs/concerns as needed.
