Promptly reporting leaks, running toilets, or other plumbing issues. Maintaining cleanliness of appliances. Proper disposal of trash and recycling. Pest control for common household pests (e.g., ants, roaches) unless a larger infestation is determined to be structural. Landlord Responsibilities: Landlord shall be responsible for major structural repairs, plumbing, electrical, heating, and appliance repairs, except when such repairs are necessitated by the Tenant's negligence or misuse. Reporting Repairs: Tenant must notify Landlord in writing (via email preferred) of any needed repairs.
