    This triangular lot (meaning plenty of easy road access for a driveway, and only one adjacent vacant lot) is situated at 9,200’ of elevation on rolling grassland between two nearby hilly ridges. At 5.61 acres, it is large enough for a legal well and septic (necessary for a building permit in Park County), and with no environmental constraints, it is buildable. The land has a nice combination of elevation change (note the picture of me cross-country skiing) and wide level areas for building. Solar potential is dependable in this sunny climate with plenty of year round sunshine. The location is close to some of South Park’s legendary fishing spots, and is just over an hour (although with the advantage of avoiding typical weekend traffic patterns) from skiing and bigger cities. Hiking also abounds in the nearby Puma Hills, Eleven Mile Range, Lost Creek Wilderness, Mosquito Range, etc. Summer highs are generally in the 70s, and winter usually retains a manageable snowpack. This land is both remote and accessible - come take a look, just west on S Muley Gulch Dr (Muley) off of Elkhorn Rd near Highway 24. Added note: compare this price to any vacant lots of comparable size/terrain within an hour of this area and you will see that this is a bargain. Land values have risen quickly in the last 5 years in South Park.
