Available April 1st in Gibbon. A remodeled 2 bedroom, 1 bathroom apartment. The first month's rent of $725 and a deposit of $725 are required. Rent includes garbage, water, and sewer. The tenant pays for the electricity, which is the heat source. Any pets must be pre-approved and there is a non-refundable pet deposit of $300.00 along with a monthly pet fee of $80.00. We do not allow large animals. All of the apartments and buildings are smoke-free. It is a quiet building. All adults living in the apartment must pass a background screening. Each adult is responsible for the $47 screening fee.
The building is quiet and smoke-free. The tenant and the tenant's guests shall not smoke in the apartment, hallways, balconies, or the laundry room. There are designated smoking areas outside the building. Smoking refers to any use or possession of a cigar, cigarette, marijuana, e-cigarette, hookah, vaporizer, or pipe containing tobacco products or other products regardless of whether the person using or possessing the product is inhaling or exhaling the smoke from such product.
12. Crime-Free / Drug-Free Housing: Drug-related illegal activity means the illegal manufacture, sale, distribution, purchase, use, or possession with intent to manufacture, sell, distribute, or use a controlled substance (as defined in Section 102 of the Controlled Substance Act, 21 USC 802) or possession of drug paraphernalia. Tenant, any member of the Tenant's household, or a guest or other person under the Tenant's control:
1. Shall not engage in illegal activity, whether on or near the said Property
2. Shall not engage in any act intended to facilitate illegal activity, including drug-related activity, on or near said Property
3. Will not permit the Rental Unit to be used for, or to facilitate illegal activity, including drug-related illegal activity, regardless of whether the individual engaging in such activity is a member of the household
4. Shall not engage in acts of violence or threats of violence, including but not limited to, the unlawful discharge of firearms, prostitution, criminal street gage activity, intimidation, or any other breach of the rental agreement that otherwise jeopardizes the health, safety or welfare of Landlord or residents
5. Tenant or members of the household will not engage in the manufacture, sale, or distribution of illegal drugs at any location whether on or near the Apartment, Property, or otherwise. The tenant agrees that a single violation shall be good cause for termination of the Lease. Unless otherwise provided by law, proof of violation shall not require criminal conviction but shall be by the preponderance of the evidence.
