Tenants are expected to cooperate in helping keep the Property clean. Tenants are to keep the premise clear of any trash not contained in trash/recycle bins. There is to be no clutter on porches and/or sides of the building. This includes but is not limited to the following: broken items; trampolines; swimming pools; toys (bikes, scooters, balls, etc.); dog leashes; and grills/smokers. Items such as toys, lawn chairs, swimming pools, and grills are allowed only if they are picked up and placed out of sight each evening. Excessive items are to be stored inside the unit OR in the garage NOT outside
The Property is strictly non-smoking: Tenant and his guest(s)must smoke outside. The cost of remediating smoking odors is not "normal wear and tear." ANY evidence of smoking inside the unit is an automatic $500 fine, with Landlord having the right to immediately terminate this Agreement.
Vehicles/Parking: Parking is permitted as follows: Parking is to be used only for properly licensed and operable motor vehicles. NO trailers, boats, campers, recreational vehicles, busses, semis, or unregistered vehicles are to be brought onto the Property. NO parking or driving on the property lawn or neighbor's lawns or driveway is permitted. Any cars found parked on the lawn will be towed at the Tenant's expense.
* Tenant's Personal Property: All personal property of the Tenant must be removed from the Property at the end of the Lease Period, or earlier, if Tenant leaves or is removed by legal action. Any property left in the unit will become the property of the Landlord, and any charges for removing it will be deducted from the Security Deposit. Landlord is not responsible for any loss or Tenants are responsible for pulling in all trash/recycle bins to the side of the building OR storing the bins in the garage. This should be done no later than end-of-day on service dates. Bins are not to be stored on the front porch or in the front yard. * Property Expectations: Landlord takes pride in keeping the Property in a good and presentable condition. damage to the personal property of any Tenant, Tenant's family members, Tenant's guest(s), and/or other third party. If the Tenant's personal property is not removed and is sold, the proceeds of the sale belong to the Landlord.
Alterations and Improvements: Tenant shall make no alterations to the buildings or improvements on the Property or contract for any renovation, construction, or other improvements on the Property with out the prior written consent of Landlord. Tenant shall not make any repairs, alterations, or improvements in or about the Property, including but not limited to the following: painting; wallpapering; adding and/or changing locks on interior and/or exterior doors; installing antenna or satellite dish(es); the addition of bath rails; or the installation of different toilets. Landlord shall not be responsible for the costs of alterations or repairs made by the Tenant. The Tenant shall not deduct from Rent the costs of any repairs, alterations or improvements. Any deduction made by the Tenant shall be considered unpaid rent. The Tenant is responsible for restoring the Property to its previous condition when the Lease Period ends. Any cost associated with restoring the Property will be at the Tenant's expense. In the event the Tenant is locked out of the unit for any reason at any time (weekdays, weekends, and holidays) the Tenant will be responsible for hiring a lock-smith to gain entry. Landlord is not obligated to respond to Tenant's request for entry in the case of a lock-out. The Tenant shall not deduct from Rent the cost of the locksmith; Tenant will be responsible for paying the locksmith bill in-full.
One/Two/Three pet(s) is allowed upon payment of a NON-REFUNDABLE fee of $350.00in-whole or in-part. There must only be ANY pet that is found on the property at any time that is not registered with management will be grounds for immediate eviction. This INCLUDES ANY PET VISITATION. Any pet on the Property in violation of the pet policy will be grounds for immediate eviction due to Lease violations. Any pet who disturbs other Tenants with noise or aggressive behavior will not be allowed to remain on Property. Tenant will be responsible for any possible damage caused by an authorized or unauthorized pet, including but not limited to the following: damage to the interior or exterior of the Property or the lawn, garage, or decking caused by pet urination/defecation. Tenants are required to pick up after the pet. Yard should be cleared of any and all pet waste at all times. Failure to comply with any portion of the Pet Provision is grounds for immediate termination of the Agreement, with no return of the Security Deposit owed to the Tenant.
Indemnification: Tenant shall defend, indemnify, and hold harmless Landlord from all of the following: all claims, losses, liabilities, or other demands with respect to the Property arising out of or related to the Tenant's possession of the Property, including any claims, losses, liabilities, or other demands of Tenant's family members, guest(s), or other third-parties who come onto the Property. Such indemnification includes, but is not limited to the following: the negligence or intentional conduct of any Tenant, Tenant's family members, Tenant's guest(s); acts of third-parties on the Property; acts of God; vandalism; theft; criminal acts, including injuries and/or losses caused by domestic violence or other illegal activity; and the cost of defending any claim or action, including Landlord's attorneys' fees and costs incurred in such defense. Landlord is not liable for consequential damages, liquidated damages, or any other damages resulting from the acts or omissions of any entity or individual other than the willful and want on conduct of Landlord or its agents
