CLEAN: Every member will be responsible for a weekly rotation of cleaning shared spaces. You may opt out of this for and additional $50/mo, and I will hire a professional cleaner in your place for your assigned week. On top of this I am including professional cleaning of the home 1x per month. SAFE: Smart Locks on all Private Rooms and Main Entry. Limited Guest Access. Extra Locks on bathrooms for privacy. Security Cameras in Common Spaces (not for monitoring, but footage to be reviewed in case of dispute) QUIET: Quiet Hours 10PM-8AM. No Pets, No Smoking. Respectful Atmosphere required. Please reach out if you are interested. It is critically important that we keep this home CLEAN, QUIET, AND SAFE. Respect for others is of utmost importance. CLEAN: - See the attached S.W.A.T. checklist for a list of cleaning duties that each tenant shall be assigned to as part of this lease agreement. This list may be updated at any time. You may opt out of this rotation by paying an additional $50 per month to your rent, which may be used to hire professional cleaners during your assigned rotation. - You are responsible for immediately cleaning up after yourself. - No personal items are allowed in the common spaces. This includes shoes, coats, bags, umbrellas, towels, etc. - Shared Bathrooms are considered to be common spaces. - If there is unanimous consent among all housemates to allow for personal items to remain in shared bathrooms, this will need to be documented in writing and presented to the landlord by all tenants. - If keeping personal items in the shared bathrooms becomes a noted issue that requires resolution, the landlord may revoke the privilege of keeping personal items in the shared bathrooms by providing written notice to all current tenants. QUIET: - Quiet Hours are 10PM to 8AM. In general, headphones only during these times. - Common Areas are intended for personal enjoyment and socializing with other housemates. They are NOT meant for extended use for your personal guests. - Tenants are limited to 5 overnight guests per month. Landlord and other housemates must be notified in advance. SAFE: - Security is of utmost importance. If there is a valid security concern, you must notify the landlord immediately. - Do not tamper with any of the security cameras placed in the common spaces or exterior. Please note that Bedrooms and Bathrooms do NOT have any security cameras. - Do not share your sign-in code with ANYONE, including your housemates or guests. Your code is unique to YOU and is meant to preserve your own level of privacy. Should an issue arise with your access code, please notify your landlord immediately. - Bathroom doors are each equipped with a slider lock to prevent any unauthorized access or accidental unlocking. Other Terms: - After using the Laundry Machine (Washer/Dryer), make sure to vent the washer and remove lint from the dryer after each use. - The thermostat temperature shall not be adjusted. The settings are meant to maintain comfort while minimizing excessive utility cost. Summer seasons will have the temperature set to 72-77 degrees F, while Winter seasons will have temperature set to 67-72 degrees F. - Food and Pantry related items may only be stored in your designated storage spaces in your assigned pantry, cupboard, and refrigerator spaces. These spaces are labeled and partitioned by bedroom number. - You may not bring your own personal coolers, fridges, or diffusers. - Due to the nature of Coliving, the Landlord may at any time give a 30 day notice for a person to vacate the premises and terminate the lease.
