Lease term: - 12 month lease with option to go month to month following initial term - Security deposit equal to one month's rent - Owner pays for garbage and landscape maintenance - Tenant responsible for electricity, gas, water, internet and renter's insurance - Pets okay upon approval. $50/pet/month with an additional $500 deposit - No smoking/ vaping on the property - No subleases or AirBnb Screening Criteria: - Credit and background check for all applicants/ tenants over 18 - Verifiable income of two-three times the monthly rent or adequate savings or job history - Favorable credit history - No prior evictions for the past 5 years Rental History: - 12 months of verifiable contractual rental history from a current unrelated, third party landlord, or home ownership, is required. - 2 or more notices for nonpayment of rent within one year will result in denial of the application. - 2 or more dishonored checks within one year will result in denial of the application. - Rental history reflecting any past due and unpaid balances to a landlord will result in a denial of the application except for unpaid rent, including rent reflected in judgments or referrals of debt to a collection agency, that accrued on or after April 1, 2020, and before March 1, 2022. - Rental history including three or more noise disturbances or any other material non-compliance with the rental agreement or rules within the past two years will result in denial. Credit Criteria: - Negative or adverse debt showing on consumer credit report will require a security deposit not to exceed one and a half month's rent and/or qualified co-signers. - 6 or more unpaid collections (not related to medical expenses) will result in denial of the application. - Bankruptcies must be fully discharged for a minimum of twelve months. Active bankruptcies will result in a denial. Smoking: No smoking is allowed on the premises, including the garage or yard. Marijuana: The growing or smoking of marijuana on premises is prohibited.
