Any vehicle parked in a prohibited area may be towed at the vehicle owner's sole expense and risk, without further notice, to the fullest extent permitted by law. C. Permitted Vehicles. Only operable, legally registered personal vehicles owned by the Tenant or approved occupants may be parked on the Property. Trailers, recreational vehicles (RVs), boats, commercial vehicles, or oversized vehicles are prohibited unless the Landlord provides prior written consent. D. Parking Rules and Conduct. 1. Vehicles shall not block sidewalks, neighboring driveways, mailboxes, fire lanes, or any portion of public or private traffic flow. 2. The Tenant shall ensure that all vehicles are maintained in good mechanical condition and shall not leak or drip oil or any automotive fluids onto the driveway, concrete, street-side parking area, or any portion of the Property. 3. Any oil drips, leaks, stains, or spills on the concrete or any other surface caused by the Tenant's vehicles or the vehicles of their guests must be cleaned promptly and properly by the Tenant at their sole expense. 4. If the Tenant fails to clean such stains, the Landlord may arrange for professional cleaning or repairs, and all associated costs shall be charged to the Tenant. Such costs may be deducted from the Tenant's security deposit in accordance with applicable Texas law. 5. The Tenant is responsible for ensuring that all guests and invitees comply with these parking rules. 6. If neighbors or unauthorized persons park in front of the yard, block the mailbox, or otherwise obstruct access to the Property, the Tenant shall promptly notify the Landlord. The Tenant shall not confront or attempt to resolve such disputes directly. 7. Any violation of this section by the Tenant or their guests shall constitute a breach of the Lease. E. Fees and Liability. Unless otherwise stated in this Lease, no additional parking fee is required. The Landlord is not liable for theft, damage, or loss involving vehicles parked on or near the Property, and the Tenant accepts all risk associated with such parking. Security Deposit: A security deposit of [$2000] is required upon signing the lease agreement. Insurance: Tenants are advised to obtain renters' insurance to protect personal belongings. Below are two Excerpts from the Full Lease Terms, Regarding 'Uses' and 'Failure to Pay Rent'. USES. Tenant will use the Premises solely as a single-family residence for only those adults and children listed on Application and those children born, adopted, or placed under the legal care of Tenant hereafter, and for no other purpose. No portion of the Premises shall be sublet or assigned without prior written consent from Landlord. Occasional visits by guests, not to exceed 2 weeks during any consecutive 12-month period, are permitted without the prior written consent of Landlord. Tenant shall not use nor allow the Premises to be used for any disorderly or unlawful purposes and shall comply with all applicable laws, ordinances and Rules and Regulations of Landlord or Association. Lease may be terminated at the option of Landlord in case of nuisance, excessive noise, disturbance or conduct offensive to any other occupant of the building or neighborhood. Tenant expressly agrees not to allow controlled substances or illegal drugs of any type or paraphernalia used in connection with such substances on the Premises. Landlord has the right to terminate Lease where an immediate threat exists that materially affects the health or safety of either Landlord or other tenants. For example, the sale or disposition of dangerous drugs or drug paraphernalia on the Premises shall be considered such an immediate threat. In such event, Landlord shall give Tenant written Notice of Termination with the time of vacating to be commensurate with the urgency of the situation. Tenant shall vacate and surrender possession of the Premises to Landlord within the time period specified in the Notice of Termination. FAILURE TO PAY RENT. Tenant's failure to pay any installments of Rent, late charges, administrative charges/fees, security deposits, utilities, HOA or Condo Association dues, or any additional fees when due is a default under Lease. If Tenant does not pay any of the foregoing obligations within 5 days after receipt of written Notice to cure, Landlord may terminate Lease, whereupon any unpaid rent for the entire remaining Lease Term shall be immediately due and payable. Upon termination, in addition to all legal and equitable remedies and relief under applicable law, the Landlord shall be entitled to: a. Immediate possession of the Premises. b. Any unpaid rent (past and future), additional rent, late charges, security deposits, and administrative charges/fees, and additional fees. c. Any damages sustained to the Premises. d. Court costs and attorneys' fees. e. All other remedies provided by the law.
