College Village is a student housing community located off Prairie Dell Road and College Village Road in Union MO. Our community is walking distance to East Central College and the American Welding Academy. The community is currently under development with limited 4BR-3BA units coming available in May 2023. We are now accepting wait list applications for the 4BR-3BA townhomes. This incredibly spacious 1,744 square foot 4BR-3BA floor plan offers a fully equipped kitchen including a refrigerator, range/oven, dishwasher, built-in microwave, and garbage disposal, Modern wood-style plank flooring throughout the the living spaces and plush carpet in the bedroom. A washer and dryer unit is located in the home. High-speed internet and cable through Charter Spectrum. Property amenities include a dog park, pickleball court, sand volleyball court, fitness center, business center, pavilion, and picnic areas. Residents are responsible for the following additional monthly fees paid to the property owner in addition to the monthly rent: Water, Sewer, Trash - $60 Charter Internet/Cable Package - $80 *Electricity - Budget Billing Plan - $155 *Budget billing plan for electric is audited at mid term and end of term of lease. Actual cost of electricity will result in an adjustment charge or credit to the rental account. *Standard deposit equals monthly rent. A furnished apartment requires a 20% premium to the standard security deposit. We offer the following flexible lease terms: 12-15 month lease - Rental rate shown 9-11 month lease - $1,525 8 month lease - $1,540 7 month lease - $1,585 6 month lease - $1,645 5 month lease - $1,660 Premium rate based on the 12-15 month rental rate. All rental rates are priced by unit and not per bedroom. A $150 cleaning fee shall apply at move-in to all 5 and 6 month initial lease terms. Once the initial term of lease expires, the lease converts to a month-to-month tenancy to provide residents with maximum lease flexibility. We offer routine and 24-hour emergency maintenance at no additional cost.. A one-time $100 move-in administrative fee is required (per unit). A $50 application fee (per applicant). Co-Signers are welcome for students who do not otherwise qualify based on credit or income. A renter's insurance policy is required for the rental unit with a minimum $100k general liability coverage limit. We offer a renters insurance policy or you may purchase one through your own insurance agent. Proof of renters insurance is a requirement at time of move-in. Maximum occupancy is 6 persons. Our pet friendly community allows for up to 2 pets (cat or dog) with a 40lb weight restriction on dogs.
