The Forest Service is selling a 0.75 acre parcel of land with one residence, and one garage. The site is located in Butte Falls, Oregon, at the site of the Butte Falls Ranger Station of the High Cascade Ranger District, Rogue River - Siskiyou National Forest.
The residence known as the Butte Falls Ranger’s House was constructed with the garage in 1938-39 by the Civilian Conservation Corps and has approximately 2090 square feet GLA (gross living area) including 3 bedrooms, 1 ½ baths and a partially improved basement. The garage is 400 square feet.

Sale of the property will be conducted by the Forest Service as a sealed bid auction.
The auction will begin 10/10/2012 , Interested parties can submit sealed bids in person or by mail to the Rogue River-Siskyou National Forest, Supervisor’s Office, 3040 Biddle Road, Medford, OR. 97504.
The bids will be opened at 1 PM November 29, 2012. Bids must be submitted prior to 1 PM to be considered.
The Forest Service will hold two Open Houses for viewing the property. These will be October 19 and 20, 2012 from 10 AM to 3 PM.
Details on the property and bidding process will be made available before the auction begins through the Invitation for Bid document. The Invitation for Bid (IFB) document that will contain the property description, general terms of the sale, instructions to bidders, notices and covenants, bidder registration and bid form.
The IFB is available from local Rogue River-Siskiyou National Forest offices in Medford, Prospect and Butte Falls. It can also be obtained in the mail or emailed by contacting the Forest Service. It will also be online at http://www.fs.usda.gov/rogue-siskiyou/
The Suggested Minimum Bid is $40,000. A bid deposit of $2,000 is required before bidding. To submit a bid, the bidder must complete the bid form in the IFB and return with the bid deposit. The deposit is refunded if you are not the successful bidder.
The sale of the property will be to the highest bidder in the auction.
Property is sold as is, where is, without representation or warranty, expressed or implied.
Bids to purchase must be all cash. Buyers must arrange their own financing and pay the balance in full by the closing date. No government credit terms are available.
Historic Information:
The Butte Falls Ranger Station compound, including the Ranger’s House and Garage, was built by crews of Civilian Conservation Corps enrollees during the New Deal years (1933-1941) of the Great Depression. These CCC-built administrative buildings exemplify the Pacific Northwest’s Forest Service “Cascadian/rustic” style of architecture. The Butte Falls Ranger’s House has an interior that is especially notable for its comparatively elaborate “rustic”-wood detailing. Due to these qualities, in 1984 the house and all of the other CCC-built Butte Falls Ranger Station compound buildings were formally determined eligible to and subsequently listed on the National Register of Historic Buildings.
Should the purchaser have no interest in historic preservation and/or intends to raze the buildings, the purchaser is encouraged to consider advertising the Ranger’s Residence for low-cost sale to a new owner who would move the building to a different site with the intention of restoration and preservation, perhaps with tax benefits.
Although the Forest Service encourages activities which maintain the historic elements of this property, there are no federally mandated requirements to do so.
