No smoking in or on property at all. 2. No Pets allowed at any time. 3. No tenants other than those listed on this lease. 4. Tenants understand, acknowledge, and accept that house, flooring, garage & lanai(s) must be professionally cleaned upon vacating, Property Management will hire the cleaning companies. 5. Non sufficient funds fee is $20 + late fee, if applicable. 6. If we have to serve a notice for non compliance of the lease, there will be a $20.00 charge. 7. Any criminal activity is just cause to immediately terminate this agreement. 8. All vehicles on the property must be in running street legal condition. No oil stains are to be present in driveway/garage or tenant will be held responsible for clean up. 9. Tenants are responsible for ensuring the inventory of furnishings are in acceptable condition. Tenants are given copy of inventory. Upon vacating, All items on inventory are to be placed in original location when house was rented. If there are any discrepancies, tenants will be held responsible for any costs of anything missing, returning any items to the original location the inventoried items were placed. 10. Tenants understand, acknowledge, and accept that putting HELCO into their name is a requirement for their tenancy & agree to take care of immediately upon signing of this lease. 11. Property Condition Report will be emailed upon move in as a digital report by Property Management. Tenant has 2 days from the beginning of the rental term to report any discrepancies. Failure to do so indicates acceptance of the condition as noted. Tenant is responsible for any and all damage not noted on the report. 12. Tenant understands they are renting house in AS IS condition. 13. Tenant is to pay rent directly into Client Trust Account at Bank of Hawaii. 14. . Tenant will cooperate with ALL Property management showing requests when tenant gives notice to vacate, or vacating date is coming up, and Property Management needs to show the interior of the space. Tenant will not be difficult about allowing access, and will be 100% cooperative with access, and any IN PERSON showing requests to ensure property management has opportunity to refill the property. Tenant will keep property in presentable condition. Tenant also agrees to cooperate with ALL property management inspections to ensure property is being taken care of. Tenant understands & accepts there is no pre move out inspection or walkthrough entitled to them. The Move Out Inspection will be conducted only when tenant has fully vacated the property and the Professional Cleaning has been conducted. Tenants do not have to be there for the move out inspection, but tenants may wait outside only during the Move Out Inspection should they wish to do so. Tenant understands, acknowledges and accepts all of this by signing lease. 15. Tenants understand, acknowledge, and accept that purchasing a HO4 (Renters Insurance) policy and adding Knutson & Associates as "Additionally Insured" to the policy is a requirement for their tenancy & agree to take care of immediately upon signing of this lease. 16. Tenant will be 100% cooperative in allowing Vendors, Property Management & Owner for access when requested for repairs, service, inspections, showings or site visits. Tenant understands that only 48 hours notice is to be provided & tenant agrees to cooperate with the timeframe that the requested provider asks for. Tenant will be there at property to allow access to vendor when needed. IF service provider goes to property, and no access is provided as per a scheduled appointment, Tenant will agree to pay for invoice that service provider issues for their time. 17. Tenant agrees to pay the Security Deposit within 24 hours of signing this lease. Should Knutson & Associates not receive the Security Deposit within this timeframe, Knutson & Associates reserves the right to immediately terminate this rental agreement and offer the property for rent to a different applicant. If Tenant Terminates lease before occupancy & Should the tenant pay the deposit, but ultimately choose not to proceed with lease, tenant forfeits entire Security Deposit as payment to Landlord. The Security Deposit Remains with the property and will not be released until all occupants on original lease have vacated. Should there be any change of tenants, where a new tenant moves in and/or any tenant moving out, any new tenants added onto lease 100% accept the original Property Condition Report & all new/original tenants are all jointly liable for anything and everything in relation to the property. 18. Hold Over Tenancy Acknowledgement: As per the Landlord Remedies, Holdover Tenancy Clause listed in the rental agreement: If TENANT stays in the Unit after this Rental Agreement's term expires, TENANT will be a HOLDOVER TENANT, and WILL be liable for TWICE the monthly rent under this Rental Agreement, on a prorated daily basis, for the first sixty (60) days that TENANT is a HOLDOVER TENANT. Staying in the Unit after this Rental Agreement, includes, but is not limited to, TENANT'S failure or refusal to do the following BY THE DAY TENANT'S TENANCY ENDS: to return all the keys to the Unit to LANDLORD, to complete all repairs, to remove all of TENANT'S personal items, and to 'clean' the Unit. Unit must be left in "broom-clean" condition for the Professional cleaners to come in and clean afterwards. Broom-clean condition is defined as: The obligation to surrender premises in "broom-clean" condition has been interpreted to require that the premises be free of garbage, refuse, trash, and other debris at the time of surrender & that the floors have been swept or vacuumed, and all surfaces wiped down.Tenant understands that Professional Cleaning that Knutson & Associates will hire AFTER tenant vacates is still required as per line item above in Special Terms. . 19.. Tenant understands, acknowledges and accepts that these special terms/actions asked of tenant are MANDATORY PROVISIONS. Tenant must report in writing that they have taken care of all action items required of them within 2 days of moving in otherwise they will be assessed a $1000.00 fine, no exceptions.
