The AVA comprises roughly 36 square miles and has about 350 acres planted to vineyards. This growing region is best known for its deep sandy loam soils of decomposed granite that give the wines their characteristic terroir. The area benefits from 35 to 40 inches of annual rainfall and hot days with cool nights. Zinfandel is perhaps the most popular varietal in Fair Play; however, excellent growing conditions mean that the area also produces distinctive and delicious Cabernets, Syrahs, Pinot Noirs, Merlots, Chardonnays, Viogniers, and other Rhone and Italian wines.Property Highlights:The Toogood Estate Winery is a profitable winery operation that has grown strongly since its establishment, with 10%+ average annual sales growth over the past five years. The winery uses estate grown grapes as well as many tons of purchased fruit to produce a wide variety of high quality, reasonably priced wines that are sold direct to consumers. The wine/port club currently has approximately 2,200 members, and the existing database of around 14,000 active current customers is a powerful marketing tool.For 2013, the winery is expected to produce around 10,000 cases of Toogood Estate wine. In recent years, the winery has also custom crushed an additional 3,000 to 4,000 cases per year for other wineries.An elaborate waterfall flanked by two Old World wood and iron doors marks the dramatic entry to the Toogood Estate Winerys wine caves. The caves consist of approximately 5,000 SF and include a large tasting bar, ample barrel storage, and private tasting areas that can be used for meetings, dinners, etc. Cut into the hillside, the wine caves use the earths insulation to maintain a consistent ambient temperature that aids in the production of high quality wines.Situated between the Primitivo and western Merlot vineyards on a level knoll is a saltwater pool and spa that was recently installed. The heated pool/spa has excellent views over the property and valley, as well as a stone deck, fountains, lighting effects, and a retractable cover. It can be remotely controlled via a smart phone.The recently completed 2,260 SF events building includes a tasting and events room with a fireplace, stained concrete floors and high end fixtures; a fully equipped commercial kitchen; a large, wheelchair accessible second story view deck of around 1,000 SF; and public restrooms. The building has a stucco exterior, tile roof, and an unfinished second story that can be completed to the buyers specifications. The second floor of the Events Building provides a walkway to a large, stamped concrete patio that could be used for weddings, concerts, wine club dinners, or other special occasions.Located to the northwest of the Events Building is the covered crush pad and production area.
