Buying this BYU approved men's unit 8 years ago was one of the best decisions I ever made. I've never had an issue keeping it filled, and with rents in Provo going up my returns keep getting better and better. This third floor unit is in the same building as the solarium with a heated pool and sand volleyball court. So, tenants only have to step out onto the balcony to enjoy a warm, tropical oasis in the middle of winter. Now I have to sell it to help pay for a very expensive flight school.    Over the years, I have made some improvements to the apartment to increase its rentability. Foremost among the improvements is that I replaced the two shared shower tubs with four individual tiled showers. Formerly, and still the case in most Old Mill units, the tenants had to enter and exit their showers from the carpeted bedroom floor. All four of my bedrooms have a full bathroom with the shower entry in the actual bathroom. I also added ceiling lights in the living room and bedrooms where before there were only outlet plugs for lamps connected to the light switches. All the bedroom carpets have been replaced since I've owned the unit and the living room and hall carpets were replaced only a few months ago.   All four rooms have contracts in place through August 2020 at $360/month. Tenants pay gas, electric, and internet/cable. Current internet provider is Google Fiber. The HOA covers garbage, water, sewer, and grounds maintenance. Taxes on this unit are $1334 per year.
