The Lessor hereby leases to the Lessee the residential property located at 7220 Hanover Rd. New Orleans La. Lease Term The term of this lease shall commence on June 1, 2025 and shall terminate on June 1, 2026 **3. Rent** The Lessee agrees to pay the Lessor a monthly rent of $2650 payable in advance on the first day of each month during the Lease Term. All payments shall be made via [cashapp/zelle] **4. Security Deposit** Lessee shall pay a security deposit of $2650.00 prior to the commencement of the Lease Term. This deposit shall be held by the Lessor as security for the performance of the Lessee's obligations under this Agreement and shall be refunded to the Lessee within 60 days after the termination of the Lease, subject to any deductions for damages or unpaid rent. **5. Utilities** Lessee shall be responsible for the payment of all utilities, including but not limited to electricity, gas, water, and internet, unless otherwise specified herein. **6. Use of Premises** The Premises shall be used and occupied solely as a private residence by the Lessee and shall not be used for any unlawful purpose or in any manner that would violate applicable laws or ordinances. **7. Maintenance and Repairs** The Lessee shall maintain the Premises in a clean and sanitary condition and shall promptly notify the Lessor of any necessary repairs. The Lessor shall be responsible for major repairs, unless caused by the negligence of the Lessee. **8. Modifications** Any alterations or modifications to the Premises must be made with the prior written consent of the Lessor. **9. Termination** Upon expiration of the Lease Term, the Lessee shall vacate the Premises and return all keys to the Lessor. Failure to vacate the Premises may result in legal action for eviction. **10. Governing Law** This Agreement shall be governed by and construed in accordance with the laws of the state of Louisiana. **11. Entire Agreement** This Agreement constitutes the entire agreement between the parties and supersedes any prior understandings or agreements, oral or written.
