Any outside pets should be contained and must not be a nuisance or threat to neighbors, community, service personnel, etc. Any pets shall not be allowed to damage or destroy property or landscaping. Pets over 40 pounds in weight are not allowed. 2. A fifteen-dollar ($15.00) late fee shall apply to all rent not paid by the fifth (5th) day of each month. A twenty-five ($25.00) late fee shall apply to all rent not paid by the fifteenth (15th) day of each month. Late rent will only be accepted in the form of a Money Order or Cashiers Check. 3. A one-year lease commitment is required on signing. A thirty (30) day move out notice is required by the Lessee. Moving out prior to the first-year agreement or without a thirty (30) day notice equals an automatic forfeiture of deposit. 4. After initial first-year lease Lessor reserves the right to increase rent with a thirty (30) day notice. 5. Subleasing is strictly prohibited. 6. No smoking inside. 7. No painting is allowed unless written approval is obtained from Lessor. 8. No structural changes shall be made. 9. No nails may be placed in walls. Please use 3M/similar peel & stick adhesive hooks instead. Absolutely no tape, nails, screws, stickers, or other fasteners shall be allowed on/inside walls, cabinets, appliances, furnishings, etc. 10. No roof puncture by any antenna/satellite dish/etc. Infractions will result in automatic $100 fine. 11. Furniture pads (thick felt pads) must be used under furniture to protect flooring from scratches and indentions. Furniture sliders should be used to move furniture safely on floors. 12. Vehicles are only allowed to be parked in designated parking areas or driveways not on lawns. No unlicensed or non-inspected vehicles shall be kept on the property. A maximum of three licensed and inspected vehicles are allowed to be kept on the property. 13. Yard Maintenance is Lessee's responsibility. Trees/shrubs must not be cut down or killed. Written permission from the Lessor is required for any additional trees/shrubs to be planted. No debris, trash, garbage, junk, etc. shall be kept in the yard. 14. Notify Lessor or Agent immediately of any leaks in roof, plumbing, and other concerns. Make every effort to first contact Lessor about emergency repairs before calling professional repair service. Lessor will not be responsible for non-emergency professional repairs ordered by Lessee. 15. Lessor's property insurance does not cover Lessee's personal property. Renters Insurance is strongly recommended. 16. The Lessee is responsible for pest control. 17. Air return filters must be changed monthly to ensure maximum function of the air/heat system. Your return is located in the central hall. 18. Smoke Detectors must remain installed/in working order. Change batteries once a year. Working fire extinguishers should be placed in the kitchen and a 2nd location. No gas logs, gas heaters, and no fire should be lit in the fireplace. 19. An annual property inspection will be scheduled by the Lessor. The Lessor reserves the right to inspect the property on demand. 20. The Lessor reserves the right to charge Lessee for damage to the property as a result of negligence, carelessness, smoking, or misuse. The resident shall at all times maintain the interior of his home in a clean, orderly, and sanitary condition. Smoking inside, carelessness, and negligence are automatic grounds for eviction.
