BHM Lease Terms

Additional Fees:
The Guest agrees to the following fees, where applicable:
* Pet Fee:(1 time, non-refundable): $500
* Pet rent: between $20 to $25/day, depending on breed and size of dog
* Move-in fees: (1 time, non-refundable) $800 (Administrative fee: $400, Deep cleaning fee: $400)
* Move-Out Fee: (1 time, non-refundable) 2-4 mth lease- $500, more than 4 mth lease-$1000
* Monthly Cleaning Fee: $200 (covers mandatory professional cleanings).
* Parking Fee: (private driveway,1 car) $400/mth
* Garage rental fee: (for additional parking or storage) $450/mth
* Utility Cap: $300 per month,
Deposits:
* Refundable Security Deposit: $1,500 - $2,000 (exact amount to be specified upon signing).
* Refundable Pet Deposit: $500
House Rules:
Pets:
* Up to two pets are allowed on a case-by-case basis, with prior written approval from the Host.
The Guest must abide by NYC dog ownership laws as outlined in the NYC Dog Ownership Guide.
* Dogs must not be left unattended in the hallway.
* Dogs must be kenneled or caged while home alone.
* Pets are not allowed on furniture or beds.
Required Information: The Guest must list all individuals who will occupy the Premises, along with their ages.
* No parties: Family dinners or gatherings of up to 12 people are allowed with prior notice.
* No smoking or vaping (this includes tobacco and marijuana) is permitted on the premises.
* No narcotics or illegal substances allowed on the premises.
* No fireworks or firearms are permitted on the premises.
Lease Terms:
Cancellation Policy:
* 30-Day Notice: If the Guest cancels the lease with at least 30 days' notice, they will receive a full refund of any prepaid rent.
* 14-29 Days' Notice: If the Guest cancels with notice between 14-29 days, they will receive a 50% refund.
* Business Contract Exception: If the Guest's stay is tied to a business contract that unexpectedly ends, they may receive a full refund of prepaid rent with proof and at least 14 days' notice.
Extension Policy:
* 30+ Days' Notice: Extensions requested with 30+ days' notice will receive a 10% discount on future months.
* Less Than 14 Days' Notice: Extensions requested with less than 14 days' notice will incur a 10% surcharge.
* Extensions will require an addendum to this Agreement.
Maintenance and Inspections:
* The Host reserves the right to enter the Premises for repairs or inspections with at least 48 hours' notice. However, the Host will attempt to provide at least 7 days' notice whenever possible.
* Mandatory monthly cleanings will be conducted by a professional cleaner. The Guest must vacate the premises for at least four hours during cleaning.
* The Host will provide at least one week's notice but may provide as little as 48 hours' notice if necessary.
