We process applications one at a time in the order received. If your application has *not* begun to be processed by the time the unit is taken, your application fee will be refunded (minus credit card processing fees). Application fees for accepted applications cannot be refunded.
Screening Criteria Overview: Total verifiable household gross income should be at least 2x the monthly rent (or 3x the rent for co-signers). Must have a minimum of one year verifiable rental history. We run a very through screening credit, criminal, income, rental, and eviction history. No more than three (3) late payments within the two (2) years and no accounts in collections, unless tenant provides supplemental evidence that justifies or negates the relevance of potentially negative information revealed through screening. Please contact manager for complete screening criteria.
Within 24 hours of accepted application, deposit of $1000 in secured funds (or fully executed rental agreement) is required to hold the unit. Must begin tenancy within two weeks of acceptance date (or 4/21/2023, whichever is sooner) unless otherwise discussed.
Initial lease term: 11 months. Security deposit is 1 to 1.5 month's rent dependent on screening results. NO last month's rent due at move-in. Move-in costs include one full month's rent and security deposit. Rent is paid monthly via ACH/automatic payments. Renter's insurance required upon lease signing.
Utilities: Tenant is responsible for cable/internet, natural gas, water/sewer, garbage/recycling, and electricity (ask how the solar power reimbursement works).
For the comfort of all residents, absolutely no smoking of any kind permitted anywhere on the premises, including the yards and front stoop. Newer washer & dryer in as-is condition and may not be warranted for repair.
