Application/Screening Fee: $49 per adult. We process applications one at a time in the order received. If your application has not begun to be processed by the time the unit is taken, your application fee (minus credit card processing fees) will be refunded. You are welcome to apply before seeing the unit in person based on the video tour, photos, and floor plan showing room dimensions. Please check out the photos, floor plan including room sizes, and video tour (shot by outgoing tenants in July 2020) before requesting a tour. Because the unit is occupied and to minimize Covid exposure for everyone involved, all roommates/residents must have an accepted application on file before seeing the unit in person. If, at that time, you decide the unit is not for you, any holding fees will be refunded. Accepted application fees cannot be refunded.
Screening Criteria Overview: Total verifiable household gross income should be at least 2x the monthly rent (or 3x the rent for co-signers). Must have a minimum of one year verifiable rental history. We run a very through screening credit, criminal, income, rental, and eviction history. No more than three (3) late payments within the past one year and no accounts in collections, unless tenant provides supplemental evidence that justifies or negates the relevance of potentially negative information revealed through screening. Within 36 hours of accepted application, deposit of $1000 in secured funds (or fully executed rental agreement) is required to hold the unit. Must begin tenancy within one week of acceptance (or available date, whichever is sooner) date unless otherwise discussed.
Initial lease term: 11 months. Security deposit is 1 to 1.5 month's rent dependent on screening results. NO last month's rent due at move-in. Move-in costs include one full month's rent and security deposit. Rent is paid monthly via ACH/automatic payments. Renter's insurance required upon lease signing.
Utilities: Tenant is responsible for cable/internet, natural gas, water/sewer, garbage/recycling, and electricity (ask how the solar power reimbursement works).
