    **** PLEASE READ EVERYTHING IN THE DESCRIPTION BEFORE CALLING**** Whole house interior was re-done a few years ago. Bamboo wood floors, porcelain tile in kitchen, granite countertops, stainless appliances, travertine and granite bathrooms. Travertine in laundry room with utility sink and steam washer and steam dryer. Light beige walls, white ceiling, wide baseboards, solid wood 6 panel doors. Recessed LED lighting with dimmers on most every circuit, closet lighting, new decora outlets and wall plates, GFCI outlets as needed in all damp locations as required by NEC code. All copper wiring, no aluminum in house. Owner specd metal roof is 3 years old. We used 2 layers of tar paper at a 50% overlap, a self adhesive waterproof membrane, fire barrier and a heavier gauge metal. Flat roof was built with 2 layers of tar paper at 50% overlap, 2 layers of hot mopped tar mesh, then a single layer of modified bitumen roof roof membrane. All products used comply with Florida Windstorm codes. Existing wall to roof truss metal straps (hurricane straps) were inspected and found to be in good condition. Extra layers are above minimum code standards. All work done with proper permits, photos of build and documentation from contractor are available upon request. New underground power conversion performed by FPL contractors within the last year. Work done properly with permits through FPL. New low-e impact rated windows, doors, and garage door was done less than 1 year ago. All with proper permits. New irrigation system is less than a year old. New gutters, exterior paint, exterior lighting was completed less than 1 year ago. All with proper permits. 4.5 ton AC was installed in 2005, cleaned serviced annually. 55 gallon tank type water heater was installed with new shut off ball valve in 2008. Tank is drained and flushed yearly by homeowner. Plumbing is all PVC and copper. No cast iron or PEX piping. New 3/4" SCH 40 PVC water line with new brass ball valve shut-off was ran from water meter less than a year ago. Septic system and drain field are in good condition with no leaks, clogs, cracks, etc. The City had plans a couple years ago to force the neighborhood to connect to municipal sewers that they planned to install and require the owners to pay for. The city's methodology was determined to be illegal by the state and county. The city is now looking at revising the sewer plan for the neighborhood but that probably won't be a reality for 5-10 years. So for now, enjoy low cost water service. Back patio deck was built with rebar reinforcement and high strength fiber reinforced concrete about 5 years ago. Concrete has cured, aged, and there are no cracks. 2x2x2 footers were poured at specific points for posts for a future awning, screen room, or pergola. There are several young fruit trees planted in the back yard. They will bear fruit in a few years or you they can be easily removed now if desired. Windstorm and 4 point inspection was performed about 8 months ago with no problems found. Documents available to view upon request.
