1. This lease is for a fixed term of one (1) year and may be renewed only with the written agreement of both parties.
2. Monthly Rent Amount: $1100/month. Payment Method: Tenant shall provide 12 post-dated monthly cheques, each dated for the 1st day of the month, at the time of signing this lease. Late Payment: Rent not paid on time may be subject to a late fee $50 per late month.
3. Utilities and Services: Water is paid by Landlord, Gas & Electricity is paid by tenant. Tenant(s) are responsible for all other utilities unless otherwise agreed.
4. Smoking and Pets: Smoking is strictly prohibited inside the rental unit and any enclosed common areas. No pets are allowed on the premises at any time.
5. Security Deposit: A security deposit of $1500 is due at the time of signing the lease. The deposit is held against damages, cleaning costs, or other breaches of this lease. The deposit will be returned within 15 days after the end of the lease, minus any applicable deductions.
6. Maintenance and Repairs: The Tenant must keep the premises clean and in good condition. The Tenant must notify the Landlord promptly of any required repairs. The Tenant is responsible for any damage caused by their actions or negligence.
7. Entry by Landlord: The Landlord may enter the premises with 24 hours' notice for inspections, repairs, or showings, except in the case of emergency.
8. Termination: This lease may not be terminated early without written agreement. Upon lease end, the Tenant must vacate the premises, remove all personal belongings, and return all keys.
9. Additional Terms: Tenant may not assign or sublet the property. All terms of this lease are binding unless otherwise modified in writing and signed by both parties.
