Painting walls (not ceilings) is okay as long as it is painted back to its original color before moving out. The yard is taken care of by the HOA. Battery changes in fire alarms is the responsibility of the renter, but I am happy to change light bulbs in fixtures when needed. No smoking inside the home. Parking is included. I will change the home filter as it is in the crawl space and will need to be done once yearly.
