Specific credit scores will not be used. 3) Non-Smoker: No smoking of any kind. 4) Provide the total number of occupants of people and pets are to reside at location. No more than 5 person and no more than two cats and/or dogs. Pets must meet the lease agreement requirements of safe breeds (See Below). Pet breed are subject to verification. 5) Validation of prior rental history and providing two personal references. 6) Landlord pays water, sewer, basic lawncare, appliances (stove, above stove microwave, refrigerator, water heater, dish washer), clothes washer/dryer hookup. 7) Tenant is responsible for electric, garbage, washing, standard cleaning, maintaining lighting fixtures, and alarm batteries. Firearms to be kept in safe and unloaded. Specific fees applied if Landlord must perform Tenant's obligations (Example $50 fee if Tenant neglects obligations and Landlord must change fire alarm batteries. HINT: change the batteries yourself to avoid the fire alarm battery fee). 8) Dog and/or Cat pet agreement & addendum is available at $100 non-refundable fee at signing and $25 per pet per month fee. Ferrets, rats, snakes and birds are NOT permitted. Fish tanks 20 gallons and larger are NOT permitted. Any illegal or poisonous animal is NOT permitted. Fish, gerbils, chinchillas, Guinea pigs that are deemed safe breeds are permitted with no additional fees. Any dangerous animal or dangerous breed as outlined by Landlord's insurance policy is NOT permitted (example: pit bulls, boxers, and all other dangerous animals). Picture of the pets MUST provide and pet temperament meeting required. Sorry, but if your pet looks like a dangerous then it WILL be considered a dangerous breed.
