But the landlord is not responsible for maintaining windows, doors, carpet, in-house walls, etc. The tenant is responsible for maintaining them. Two thousand and six hundred dollars ($2,600) is required as the security deposit (this is Non-negotiable) and will be refunded when the lease is ended and under the condition that no damage on the property (the residence and the appliances inside). .In other words, to move in, the tenant must have at least three thousand and nine hundred dollars ($2,600 security deposit + $1,300 first month rent = $3,900). This is Non-negotiable. Lease period is at least for 6 months. Utility, Insurance, and Internet and TV Policy: (1) The rent does NOT include any utility (electricity, water/sewer) cost, Internet service, cable tv, or phone line, etc. The tenants will pay the monthly utility of the house themselves. The utilities include electricity (one bill from Dominion Va Power), water & sewer (one bill from Charlottesville City Water), and trash fee. (2) The tenants need to buy the renter insurance themselves to cover any potential loss of their properties in this house during the renting period. The landlord will NOT be responsible for this part. Convenient Traffic: 3 bus lines (Route 6, Route 3, and Route 4) pass the neighborhood with multiple bus stops in walking distance.
