Location, the fact that you don't have to sit in any kind of traffic to get where you need to go is worth so much. Traffic is just getting worse and being this close to everything is just the best!
Safety. It's nice being in a smaller neighborhood where everyone looks out for each other, it makes you feel very safe.
Facing the EAST. This part we really took for granted, but the fact the sun sets right being the house is something we will always look for in a house. Those one summer nights with the sun setting in the backyard were priceless.
Privacy. The way the yard and house sit you get a lot of privacy in this backyard, high fences and an easement to separate you from neighbors.
