Application & Approval Criteria In the event of multiple applications, we will accept the BEST QUALIFIED application. Credit: 650 minimum credit score for all applicants. No disputes on credit, no foreclosures or bankruptcies in the past 7 years. A credit score of 600-649 will be considered with a double deposit if all other criteria are met and there are no other 'Best Qualified' applications. Income: 3X monthly rent for total household income. If ROOMMATES, each roommate must earn gross income at least 2Xs the monthly rental amount. Proof of Income: Must be in the form of paystubs or official tax documents from the most recent taxable year ONLY. We do not accept bank or savings account statements as proof of income. Employment: You must have employment (or an income source) in Waco. If you're working remotely for a company out of state, we require verification of that (a contact at your company is sufficient). You'll need to provide one of the following: 1) Most recent paycheck stubs from your job at which you will continue to work while in Waco. 2+ months proof of income is required. 2) An accepted offer letter for a job you'll work in Waco, that includes income amount, start date and HR Contact or Supervisor direct contact. 3) Your last year's tax returns if you're self-employed. Criminal: No crimes against a person, place, or thing. If you have been convicted of a crime that you wish to discuss prior to applying, please contact us. No evictions or money owed to previous landlords. No outstanding child support debts. Smoking: Smoking is not permitted in or around the home. Rental History: 2 years of good rental history or 2 years proof of timely mortgage payments. Good rental history is defined by no more than 1 late payment in the past 12 months, no insufficient funds, no lease violations. Rental History must be provided by someone other than a family member. No money owed to past landlord(s). Unless stated otherwise explicitly in writing, the property will be leased as-is, in its current condition. GUARANTOR (inquire before applying): Only considered on a case by case basis and only considered for students with no rental history. Only one (1) Guarantor per lease. If Guarantor option is offered, requirements are the same as above in addition to the Guarantor Income requirement of 6Xs the monthly rental amount. Proof of income considered only via pay stub or tax return for the most recent full taxable year. ANIMALS 2 pets allowed with additional deposit and fee. For each dog, there is a $100 pet fee and $100 refundable deposit. For each cat, there is a $50 pet fee and $50 refundable deposit. No aggressive breeds. Aggressive breeds are included but not limited to: Pit Bull, American Bull Dog, Staffordshire Terrier, Rottweiler, Bull Terrier, Chow Chow, Doberman, Wolf Hybrid, Mastiff, English Bull Terrier, Akita, Presa Canario, Bernese, Malamute, Anotolian Shepherds, German Shepherds, Husky, any dog with a biting history and any mixed breed with any of those in this list.
