No Subleasing
Tenant is responsible for all utilities and services to the property, including but not limited to electricity, water/sewer, trash, internet, and cable.
Owner has storage upstairs in a locked room. 24 hour notice to access storage will be requested prior to visiting (this seldom happens and normally happens near holidays).
Landlord may enter the property with at least 24 hours' notice to perform repairs, maintenance, or inspections, except in emergencies.
Rent is due on the first. Rent is considered received when delivered to Landlord or deposited in Landlord's designated account, not when mailed. On the 5th, a one-time (each month), non-recurring 5% late fee is due if rent for that month is not received by the 5th.
If rent is not received by the 10th day of the month, Landlord may initiate summary ejectment (eviction) proceedings in accordance with North Carolina law.
Security deposit will be returned, less any lawful deductions, within 30 days of lease termination (or within 60 days if final damage/utility costs are not yet known), in compliance with N.C.G.S. 42-52.
IF there is evidence of smoking or pets in the property which is in violation of the lease, the security deposit is forfeited.
Either party must provide at least 60 days' written notice before the end of the initial (and any subsequent annual renewal) term if they do not wish to renew.
Tenant and Landlord will complete and sign a written move-in condition checklist with photos. The same checklist will be used to assess any damage at move-out.
