    Owner Financing! Instant Approval ! Own a one-acre parcel of land at one of Cherokee Lake's most desirable lakefront communities, Shiloh Springs, for less than $20,000! Seller will provide owner financing with 20% down, which equates to a $3,980 down payment. The Seller will then finance the property for five years at 5.99% interest. Payments will be $307.70. There will be no prepayment penalty, so if you wish to pay off the loan before year five, you can do it. Also, there will be no high loan costs since a mortgage company/bank is not being used to finance the loan. Instant approval, no credit check, appraisals, and all the other costs that can add up to thousands of dollars with a mortgage company. Closing will be done at a local title company with closing costs typically averaging less than $300. The sales price is firm; you will not find a parcel of land this size in a gated community that offers all Shiloh Springs offer for a better price. The price was going to be set higher with some wiggle room to negotiate but it was decided to set it a lower price and hold firm. The land has some brush and trees, allowing you to decide what to clear and not clear, providing you with a degree of privacy when you build, as opposed to a totally cleared lot where you have to start from scratch with new planting and landscaping. At just under one acre, 0.99, there is plenty of space to determine where to build. Lot 7 has easy access to the Shiloh Springs main gate, no need to wind your way through the development to arrive or depart from your property. Once you own the property you can use all the amenities that Shiloh Springs offers its residents. You are now an official member of the Shiloh Springs community. Even before you build your home, you will be able to use the private residents only boat ramp for launching your boat and/or jet skis. You may use the boat slips to dock your vessel. The photos of the boat slips were taken before additions were made. This year's expansion will provide 22 boat slips for residents to use. Shiloh Springs also has a picnic area and walking trails for its owners. And there is a designated area where you can park your boat and trailers for you to use. All these amenities are covered by your HOA fees which are $90 every three months. When you decide to build your property, the home only needs to be 1,200 square feet. That's it. No manufactured homes are allowed, however. And yes, the home can be larger if you choose. In fact, when Shiloh Springs was developed Lot 7 was approved for a 4-bedroom septic system. Very few lots were approved for these many bedrooms at Shiloh Springs. Property taxes in 2024 for this lot were $199.75. There are no city property taxes, only the county taxes. Located in Grainger County, with its scenic farmland but close to everything. If you are relocating from another state, this area is within an 8-hour drive of 20 of the 50 states, allowing you to remain close to family members. It is conveniently located to the cities of Morristown & Jefferson City. Walmart in Jefferson City is 18 miles away. Walmart in Morristown is 16 miles. Hospitals? Both Morristown-Hamblen and Jefferson Memorial are also 16 miles away. Schools, shopping and dining are all close by. Buy your land now, build now or build later and have it paid off by then. Buy it as an investment if you prefer. Land is always recognized as a great investment. As they say, they're not building any more of it. The options are many.
