Lease Term The initial term of this Lease shall be for a minimum period of one (1) year, commencing on the date specified in the executed Lease Agreement. Upon expiration of the initial term, the Lease may be renewed, extended, or terminated in accordance with its provisions and all applicable laws of the State of Connecticut. Maintenance and Repairs Appliance Replacement: Should any appliance provided by the Landlord cease to function due to ordinary wear and tear, the Tenant shall be solely responsible for its replacement at the Tenant's expense. Grounds and Property Upkeep: The Tenant shall be responsible for the ongoing maintenance of the Premises, including both interior and exterior areas. This includes, but is not limited to, routine lawn care, landscaping, snow removal, leaf removal, and general cleanliness of the property. The Tenant shall ensure the property remains in a safe, sanitary, and habitable condition in compliance with all local ordinances and housing codes. Rental Payments and Security Deposit First Month's Rent: Due on or before the Lease commencement date. Security Deposit: An amount equal to one (1) month's rent is due upon Lease execution and shall be held in accordance with Connecticut General Statutes 47a-21. The deposit shall be returned to the Tenant, less lawful deductions, within the statutory timeframe following the termination of the tenancy. Last Month's Rent: Also due upon signing, and will be applied to the final month of the tenancy. Tenant Qualifications Credit Score: Minimum required credit score of 740. Background Check: Tenant must consent to and pass a background screening showing no criminal history that would jeopardize the safety, integrity, or quiet enjoyment of the Premises. Income Verification: Tenant must provide proof of sufficient income, defined as a net monthly income of no less than three (3) times the monthly rent, verified via pay stubs, tax returns, or other documentation acceptable to the Landlord. Renters Insurance Tenant is required to maintain and provide proof of a valid renters insurance policy throughout the duration of the tenancy, with liability coverage of no less than $100,000. Failure to maintain such coverage shall be deemed a material breach of this Lease. Compliance with Law Both parties agree to comply with all applicable state and local laws, regulations, and ordinances governing residential rental properties, including, but not limited to, Connecticut's Landlord-Tenant statutes, fair housing laws, building codes, and health and safety requirements. No Waiver Clause The failure of either party to enforce any term, right, or remedy under this Lease shall not constitute a waiver of that right or any other term, right, or remedy available under this Lease or applicable law.
