I've lived year-round in the Elfin Cove community for 35 years. When you buy this property from me, I will still be living in Elfin Cove (year-round) as your neighbor. This is a real opportunity for someone to start a new gig in a wild Alaskan setting without starting from scratch. This property is surrounded by modern infrastructure maintained by both the community and private businesses. This is a stable economic environment (tax-free) with many of the decades old businesses now being run by the second generation of their families. Search on the internet for the Elfin Cove lodge websites and traveler's blogs to read their perceptions of Elfin Cove and see their pictures of what is here.
Elfin Cove is a limited access community without walls or gate keys. Its physical isolation limits the intrusion of most social ills in the real world. No murders, armed robberies, gang issues, drug houses, road rage (no streets or cars- just pedestrian boardwalks), lockdowns... you get the point. It has been nearly a decade since I had a cold, flu or covid- then it was during a trip to the lower 48. The operators of the fishing lodges, their crews, the summer homeowners and commercial fishers swell the population to a couple of hundred people for the summer tourist season. But they all fade away by mid September. This winter there are 10 humans living in the 20 square miles around Elfin Cove- three living in the town proper and five as caretakers of businesses outside Elfin Cove. One caretaker from California worked remotely during his stay.
The buildings shown are basically shells. The 14'x20' building is newer construction that was used as storage with shelves and a workbench. It could be remodeled into a livable cabin in a short time. It has the potential of being enlarged both upward or outward. The previous tenant of this property started the remodeling process in the larger 14'x34' house by removing sheetrock and some of the antiquated utility systems so the interior is open- ready for any sort of redesign. Again the building can be enlarged both up or out. The community utility services (electricity, water and fuel oil) are available at the property line. This property has excellent solar power potential.
Properties in Elfin Cove were bought recently for 2-3X the price of this place. The new owner of two of the properties adjacent to this one is already offering them as short term rentals next summer. Housing for the independent traveler is an underdeveloped niche here.
The Community of Elfin Cove has year round employment opportunities at this time. These include manager of Elfin Cove Fuel (dock & tank farm) and manager of Elfin Cove Utility Commission (generators, dock power & electricity billing). The U.S Postal Service is seeking a postal employee to run the post office. The seaplane company is looking for someone to be their agent in Elfin Cove.
