Renter-Paid Utilities: Electricity, gas or heating fuel, security system, internet, cable, water/sewer, telephone/communications. - Renter must transfer these accounts into their name by the lease start date. MAINTENANCE AND REPAIRS Routine Maintenance: - Renter handles basic upkeep (e.g., changing HVAC filters, lightbulbs). - Owner handles major repairs (e.g., heating/cooling systems, roofing, plumbing). Reporting Issues: - Renter must report damage or malfunctions within 72 hours by email. - Failure to report promptly may result in security deposit deductions. Periodic Inspections: - Owner or property manager may inspect quarterly with at least 24 hours' notice (except in emergencies). USE AND OCCUPANCY RESTRICTIONS No Smoking: Prohibited inside or within 20 feet of doors/windows. Pets: - Up to three total (breed/size restrictions per local ordinance). - $300 refundable pet deposit; $50/month pet rent. - Renter pays for any pet-related damage. Subletting & Guests: - Subletting requires owner's written permission. - Guests staying more than 14 consecutive days require notice to owner. PROPERTY CONDITION Move-In Inspection: - Walk-through to document existing cosmetic damage; both parties sign off. Move-Out Procedures: - Home must be left "broom-clean." - Professional cleaning or repairs beyond normal wear/tear are deducted from the security deposit. INSURANCE Renter's Insurance: - Strongly recommended or required by local law (e.g., $100,000 liability coverage). Owner's Insurance: - Protects the structure and mitigates liability for owner-related incidents. LEASE RENEWAL AND TERMINATION Term: 12 months, e.g., January 1 December 31. Renewal Notice: 30 days' written notice to renew or terminate. Early Termination: - Fee equal to two months' rent. - Renter pays rent until a replacement tenant is found or the lease ends. DEFAULT AND REMEDIES Late Payments: - $50 late fee if rent not received by the 5th. - Possible eviction after the 10th per local law. Damages & Violations: - Owner issues a notice to cure within 7 days. - Further violations may lead to eviction or deposit claims.
