    What's special

Step into history and elegance just a short stroll from the High Battery at 7 Atlantic Street. This Federal style home revolves around a classic center hallway at the heart of the house's charm and comfort. Stately columns and ornate crown molding in the front hall are original to the home and introduce its proportion and scale. The house doubled in size over the course of almost eight decades during the 1800s. In 1991 the kitchen and family room were added along with an expansion of the Master Bedroom and addition of en suite bath and walk-in closet. All new plumbing, electrical, and HVAC were also added at that time. This historically adapted floor plan facilitates formal entertaining but also provides a more casual dining and informal living area. The kitchen boasts a fresh, new design by Jill Frey executed in 2018. The Library, timeless and serene, is paneled in the original heart-pine floorboards from the old kitchen. Two of the four full bathrooms were completely redone in 2019 in contemporary style. They are easily accessible from the five bedrooms whose character and airy space are inimitable. Sunlight from the harbor illuminates every room; the old windows all contain their original glass. Brass and glass door knobs are also original to the house. The Dining Room, Library, Living Room, Master Bedroom, and another second floor bedroom benefit from the repointed and restored chimneys and gas log systems. The Master Bedroom, with its additional walk-in closet, is uniquely spacious for a home in this historic neighborhood and even has its own private sun porch with a southerly view of the garden. Efficient design and use of space characterize this house from top to bottom. The third floor suite has its own sitting room and desk/work area, along with stunning views of the neighborhood rooftops. This area is efficiently cooled and heated by a Pioneer mini-split. Off-street parking for two cars is on the north side of the house behind iron gates which lead to a charming mature landscape. No power lines obstruct views of the street; all of the utilities in this section of town are below street level and maintained by the City of Charleston. Carriage tours are not allowed on Atlantic Street. This home has never had water from a storm or storm surge enter it. 2018 - Completely refinished standing seam metal roof. 2018 - Flat portion of roof replaced. 2018 - New super energy-efficient Star commercial water heater installed. 2019 Foundation pillars repointed and several new pillars added.
