    Beautiful, end-unit townhome that is move-in ready with over 1800 Sq Ft of finish. The main level has a large family room, kitchen offering lots of updated cabinet space, a dining area, and a half bath. Upstairs are 2 primary suites with their own baths and huge walk-in closets. The laundry area is on the second level, just off the bedrooms for convenience. There's a 3rd non-conforming bedroom in the lower level. 2 car attached garage as well. ADDENDUM FOR LEASE 1. Late Fees: If agreed amount of rent or monthly fees due, is not paid by the 1st day of each month, there will be a late fee of $35.00. If the agreed amount of rent or fees due is not paid by the close of business on the 2nd day of each month, there will be an additional $10.00 for each day of unpaid rent and fees accessed until the total amount of rent and fees is paid in full. The late fees must not exceed $250.00 for each month. If the Lessee is late for 1 day or more for a total of three months within a calendar year, Lessor reserves the right to terminate the current lease and Lessee will incur all legal fees. 2. Unpaid Rent and Fees: If the agreed amount of rent or fees goes unpaid for 30 consecutive days, this will automatically result in the following: a. Forfeiture of all security deposit b. Eviction, attorney fees, court cost, and administrative fees c. Past due rent, late fees d. Report to the credit bureau 3. Security Deposit: The security deposit will be paid in full prior to taking possession of the property. There will be a non-refundable cleaning fee if the home is not in the same condition as it was upon taking possession. The final deposit will be paid in the form of a check within 30 calendar days of notification of vacating the premises, move out inspections and turning in all keys and remote controls of the premises. There will be a $300.00 non-refundable pet deposit. 4. Repairs: Lessor has purchased warranties on the major appliances in the home. Any service calls must be coordinated with the landlord. The service fee through AHS is $125 in which the tenant is responsible for $75 of each service call. Lessor must be notified in writing for permission to repair any damages that amount over $50 prior to repair being conducted, regardless who is at fault. 5. Appliances: When It comes to the original appliances for example: the refrigerator, stove, washer, dryer, all items are the property of the Lessor. All items will stay at the home for the convenience of the Lessee during the current contract for a monthly rental fee. If at any time during the contract of this lease, any of the above items are in need to be repaired or replaced for any reason, it is the sole responsibility of the Lessee to repair or replace the items at their expense. 6. Termination of lease: If Lessee decides they want to renew the lease, it is the responsibility of the Lessee to request to renew another year of residency. If the current lease is not renewed prior to 30 days of the current lease ending, the tenant understands they will be on a month to month lease. 7. Move out: If carpets are cleaned by the Lessee prior to move out, a receipt from a cleaning company is required. The cleaning cannot be prior to 48 hours before the end of the lease ends, otherwise the Lessee will be charged a carpet cleaning fee. 8. Lessee understands that anyone over the age of 21 that will be residing in the home must provide a copy of their drivers license. Residing is defined as spending more than 5 days in the home for 2 or more months in a one year lease. 9. Pets: No pet shall be brought onto the premises (even temporarily) without the expressed written permission of the Lessor. If it is determined that a pet has been in the home (with or without the Lessor consent), a charge may be made for de-fleaing, deodorizing, and/or shampooing, and/or damages occasioned by the pet. 10. Renters Insurance: No rights of storage are given by this Lease Agreement. The Lessee agrees to hold the Lessor harmless from any liability by reason of personal injury to any person and for property damage occurring on or about or connected with the premises or resulting from the Lessee use thereof. The Lessee agrees to purchase renters insurance at their own expense, sufficient to cover themselves and their property from damage or injury caused by fire, theft, burglary, breakage, and electrical connections and hereby relieves the Lessor of all risks that may be insured thereunder. They acknowledge that if they fail to procure such insurance, it is their responsibility and they alone shall bear the consequences. Proof of renters insurance must be provided no later than 30 days after occupancy has been determined. Utilities: The Lessee shall be responsible for payment of all utilities and services supplied to the Premises during the term of this Lease. This includes, but is not limited to: Electricity Gas/Heating Fuel Water & Sewer Trash & Recycling Services Internet, Cable, and/or Telephone The Lessee agrees to open all utility accounts in their name (where applicable) and to maintain such accounts in good standing throughout the duration of the Lease. The Lessee shall pay all charges when due and shall not allow any interruption, disconnection, or cancellation of utility services that would affect the Premises. Failure to pay utilities or allowing a utility service to be disconnected due to nonpayment shall be considered a breach of this Lease. The Lessor shall not be responsible for any utility costs, deposits, fees, or penalties incurred by the Lessee, except where prohibited by law. Exception: The monthly rent of $1,900.00 includes payment of the Homeowners' Association (HOA) fees, which cover lawn care and snow removal. The current HOA fee is $189.00 per month. If the HOA increases its fees during the term of this Lease, the Lessor reserves the right to adjust the monthly rent by the amount of the increase, up to a maximum total rent of $1,950.00 per month. Any such adjustment shall take effect only after thirty (30) days' written notice to the Lessee.
