Looking for a single person to occupy a bedroom in an owner occupied contemporary house and exterior separate studio/shop space, in a beautiful & quiet mountain setting. This is a non-smoking household. Located 17 minutes west of Downtown Boulder. The private external Studio/Shop Space (see specs below and pics) can be used for a variety of craft, artistic, fitness and production projects. Sorry, plant growing is not allowed.
STUDIO/SHOP SPACE
- Shop interior is 17.6' x 11.6' (204 sq ft), insulated walls & ceiling (Insulation presently being installed)
- 4' entry door (west door). Back entry portal door.
- Pellet stove for primary heating, electric backup
- Electric outlets, 30amp breaker for entire shop.multiple outlets. Electric use is metered.
- Overhead LED shop lights
- Temporary parking and ground work area on south side.
- One longer term parking space on west side
- 4' exterior concrete walkway around west/south side.
- After hours (9pm - 7am) quiet time is observed for house and neighbors for outside projects.
Your PRIVATE BEDROOM SPACE
- Bedroom (10x12 with sleeping loft, 120sq ft), is on the main floor of house and shares a bathroom,
- Own private sink in room, closet and drawers. Sleeping loft with ladder access to a 54" x 90" platform. A single-sized mattress is available.
- Shared full bathroom (when there are visitors); The shared bathroom has sink-mirror/toilet/shower-tub.
- Bedroom has spectacular views of a classic Colorado mountain setting. You can hike, bike, ski right out the door. 30 min and you are standing in the Eldora Ski Area lift line.
- House is an open spaced designed communal setting. Shared cooking/eating utensils. You have your own shelf in refrigerator and cupboard cabinet Many other amenities.
- Group house chores are minimal but required and shared, such as basic cleaning/vacuuming, bring in firewood, watering plants, feeding the birds, etc. The house is generally a quiet creative/work/sport atmosphere peppered with times with group meals, fun, music and gatherings in the large common area which includes a large kitchen. The shared spaces are kept tidy and clean.
- Utilities for bedroom include; electricity, heat, Ayva microwave internet which supports voice over internet (no land line. AT&T cell connection works/Verizon cell connections do not work), water, trash/recycle/organics
- Full kitchen with dishes/cooking hardware available to use. Outdoor grill.
- Wood stove in common area and is primary heating, with electric-radiant oil heaters for rooms as supplemental if needed. In-floor heating for emergencies only as we do our part to decrease our propane usage.
- Laundry with full sized shared washer/drier downstairs.
- Transportation: You will need to have dependable winterized transportation (unfortunately there is no public transit on Sugarloaf).
- Sorry, no pets at this time. We presently have 3 small friendly dogs on premises.
- Parking in a designated space. County maintained dirt road directly to paved Sugarloaf Road.
- Basic common house chores and general cleaning are shared.
- Application with References is required and checked (1 past rental, 2 personal, 1 work).
Rent for both spaces; $1350/m.

Deposit; $1350 payable in 2 parts
(50%upon signing and balance due one month after move in)

- No smoking/vaping in any indoor space and ask that out door use not drift into house.
- This house and neighborhood is extremely quiet. No prolonged high noise producing activity unfortunately can't be approved.
- If there is an unusually cold winter and increased heating bills (electrical or propane), an added fee will be collected from entire household in energy cost sharing only for months of increased us. usually in range of +$50/m. Again only if needed.
- Cleanliness of shared spaces, and sharing of basic house chores is required. Building/maintaining a wood stove fire in winter is required by all house occupants.
- A NO Domestic Violence clause is written into the lease contract.
- A friendly disposition and treatment to housemates expected.
