Residential Lease Agreement This Residential Lease Agreement ("Agreement") is made between the Landlord and the Tenant for the rental of the property located at 6947 Sunny Brea Avenue, Winnetka, CA 91306. The lease will begin on [start date] and continue for a minimum period of six (6) months. If the Tenant wishes to extend the lease beyond the initial term, written notice must be provided to the Landlord at least thirty (30) days in advance. The monthly rent is $5,995.00 The last month's rent is due at the time of signing this Agreement. A security deposit equal to one month's rent is also required and will be held until the end of the tenancy. The deposit will be returned after the Tenant moves out, once the property has been inspected and found to be in satisfactory condition, allowing for normal wear and tear. Tenants are responsible for paying all utilities, including electricity, gas, water, trash, internet, and cable. The Landlord will provide a gardener at no additional charge. Only the individuals listed in this Agreement are permitted to live in the property. No additional occupants or guests may reside on the premises without written approval from the Landlord. If this condition is violated, the lease will be considered void and may be terminated immediately. Rent is due on the first day of each month. A late fee may apply if rent is not received by the fifth (5th) of the month. Tenants are required to obtain and maintain renter's (house) insurance for the duration of the lease and must provide proof of coverage to the Landlord prior to moving in. At the end of the lease term, either party may terminate the agreement with thirty (30) days' written notice. Early termination by the Tenant may result in forfeiture of the deposit or payment of the remaining rent, unless otherwise agreed upon in writing. This Agreement is governed by the laws of the State of California. Landlord and Tenant acknowledge that they have read and understand the terms of this Agreement and agree to abide by them.
