Rent is $2800 per month, due on the 1st of each month, with a $50 late fee applied after a 5-day grace period. A refundable security deposit equal to one month's rent is required at lease signing. Tenants are responsible for all utilities, including electricity, garbage, and a prorated share of water. No pets are allowed (the downstairs 2 bedroom allows pets if a pet-friendly place is needed). The maximum occupancy is 4 people. An application screening fee of $35 will be charged per Oregon law, covering background and credit checks, and is valid for 60 days across multiple units with the same landlord. Smoking is prohibited inside the unit. Tenants must provide 30 days' written notice to terminate the lease at the end of the term or during any month-to-month extension. Landlord complies with all applicable Oregon and Multnomah County tenant screening laws.
