Property The Landlord agrees to rent to the Tenant the residential property located at: 6900 Saint Ignatius Drive APT 201 Fort Washington MD, 20744 (hereinafter referred to as the "Property"). 2. Term This lease will commence on Start Date and shall continue until End Date, unless terminated earlier in accordance with this Agreement. This lease shall automatically renew for successive terms of [Renewal Term Length] unless either party provides written notice of non-renewal at least 90 days before the end of the current term. 3. Rent The Tenant agrees to pay the Landlord rent in the amount of $2000 per month. Rent is due on the first day of each month. Late fees will apply if rent is not received by the [5th of the month], as follows: [$50] for each day the rent is late. 4. Security Deposit The Tenant shall deposit with the Landlord the sum of $400 as security for the performance of the Tenant's obligations under this Agreement. The security deposit shall be refundable upon the expiration or termination of this lease, less any deductions for damages or unpaid rent. 5. Utilities and Services The Tenant is responsible for the payment of the following utilities and services: water, electric, and gas. The Landlord is responsible for the payment of the following utilities and services: HOA. 6. Use of Property The Property is to be used solely as a private residence for the Tenant and their immediate family. The Tenant shall not engage in any illegal activities on the Property or conduct any business without the Landlord's prior written consent. 7. Maintenance and Repairs The Tenant shall maintain the Property in a clean and habitable condition and promptly notify the Landlord of any maintenance or repair issues. The Landlord is responsible for major repairs and maintenance, except when such damage is caused by the negligence or misuse by the Tenant. 8. Pets Option B: Pets are allowed on the Property. The Tenant agrees to pay a pet deposit of $450 and is responsible for any damage caused by pets. 9. Subletting The Tenant shall not sublet the Property or assign this lease without the prior written consent of the Landlord. 10. Termination Either party may terminate this lease by providing at least 90 days written notice to the other party. In the event of the Tenant's breach of any terms of this Agreement, the Landlord may terminate this lease with 30 days written notice. 11. Governing Law This Agreement shall be governed by and construed in accordance with the laws of the state of Maryland.
