It will be returned no later than 7-10-business days after expiration of lease. Not refundable or amount deducted from security deposit will be applied if damages to the property are beyond normal wear and tear, missing furnishings, unpaid rent upon termination of lease, etc. Not refundable if breaking the lease early without valid legal grounds. 4. Utilities Included: o Electricity o Gas o Water & sewer o Trash/recycling o Internet/Wi-Fi Electricity capped at $200/month Water capped at $100/month 5. Furnishings & Inventory The home is fully furnished and stocked. Detailed inventory (Video will be taken a day prior to move-in date), noting the condition of: o Furniture (beds, couches, dining sets, TVs, etc.) o Appliances o Kitchenware o Linens and bedding o Grill, smoker, patio furniture Tenant must agree to be responsible for the care of all items. 6. Maintenance & Repairs Landlord is fully responsibility for major repairs (plumbing, HVAC, etc.). Tenants are fully responsible for minor upkeep (changing air filters, reporting issues promptly, cleaning and maintenance). Landlord is fully responsible of lawn care and pest control. 7. Occupancy Limits No more than 8 people may reside in the property without written permission. 8. Use of Property The house is residential use only, no subleasing or Airbnb unless explicitly approved. Rules: o No smoking inside the property of any kind. o Pets are allowed - Deposit of $250 a day prior to Move-in Date (Pets are Not allowed on 2nd Floor due to carpet). Max of 3 pets. o Noise and respect for neighbors/community rules (Quiet Hours: 10:00 PM to 7:00 am). 9. Community Amenities Tenants have access to community pools, parks, pickleball/tennis courts, etc. Key to all community amenities will be provided ($250 lost/stolen fee will be applied to replace key/card). All HOA rules and guidelines must be followed by tenants (copies will be provided). 10. Entry & Inspections Tenants will be provided with 2 House keys and 2 Car Garage Clickers ($50 lost/stolen fee will be applied to replace). Periodic inspections by landlord will be enforced as needed. Tenants will receive 24-hour notice unless of an emergency. 11. Termination Clause Tenants are fully responsible for the whole duration of the lease. Notice period of 15 30 days prior to expiration of lease. Security Deposit will Not be returned if breaking the lease early. 12. Insurance Tenants must obtain/have renter's insurance for duration of lease. 13. Cleaning & Move-Out Expectations for property condition at move-out are the same as how it was left upon Move-in Date. Cleaning fee - Not Refundable ($200 provide a day prior to Move-in Date). The house will be fully/deep cleaned before Move-in Date. The Move-out inspection and inventory check will be done within 7-10 business days from lease expiration. ________________________________________ No Alterations: Tenant may not paint walls or hang items that damage walls without permission.
