The kitchen comes with plenty of storage space, electric range and oven, refrigerator and freezer, microwave and toaster oven, dishwasher, and sink with garbage disposal. All utilities (internet, electric, water/sewer, trash/recycling) are all included in the monthly rent. Internet is super fast Verizon Gigabit Fios. On street parking is available and relatively easy to find parking most days. There is a Zipcar directly behind the house for ease of use. Apartment is approximately 15 min walk to Shaw-Howard Metro (Green/Yellow) and NoMa-Gallaudet Metro (Red ). Metro bus service available on North Capital St and Florida Ave. 15 -20 minute walk to Union Market. 5 minute drive to Union Station and 15-20 minute drive to Washington National Airport (DCA). LEASE TERM: 1 year lease. The Tenant has the option to continue under the same terms and conditions of this Agreement under a Month- to-Month arrangement (Tenancy at Will). Both the Landlord and the Tenant have the option to cancel the tenancy with at least thirty (30) days' notice or the minimum time-period set by the District of Columbia, whichever is shorter. FURNISHINGS: The Premises is not furnished. APPLIANCES: The Landlord shall provide the following appliances: Dryer and Washer (for Laundry), Hot Water Heater, HVAC, Oven, Stove, Range Hood, Microwave, and Refrigerator/Freezer (the "Appliances"). All other appliances to be provided by the Tenant. Any damage to the Landlord's appliances shall be the liability of the Tenant, reasonable wear-and- tear excepted, to be billed directly or subtracted from the Security Deposit. RENT: The Tenant shall pay the Landlord in equal monthly installments of $1,995 U.S. Dollars (the "Rent"). The Rent will be due on the first (1st) day of every month (the "Due Date"). The following are acceptable forms of payment: PayPal, Venmo, electronic bank transaction (ACH), or a personal check. NON-SUFFICIENT FUNDS: If the Tenant attempts to pay the Rent and that payment is not honored due to insufficient funds, there shall be a fee of $25.00 U.S. Dollars per occurrence. LATE FEE: If the Rent is not paid on the Due Date, there shall be a late fee assessed by the Landlord in the amount of $100.00 U.S. Dollars per occurrence for each payment that is late 10 days after the Due Date. SECURITY DEPOSIT: Tenant shall provide the Landlord with a Security Deposit in the amount of $1,995. The Landlord shall return the Security Deposit to the Tenant within 30 days after this Agreement has terminated and the Tenant has vacated the premises, less any damage charges and without interest. The Security Deposit shall not be credited towards Rent unless the Landlord gives written consent.: SUBLETTING: The Tenant is prohibited from subletting the Premises or any part thereof without the prior expressed written consent of the Landlord. This includes, but is not limited to, services such as Airbnb or VRBO. If consent to sub-let is granted by the Landlord, the Tenant will be responsible for all actions and liabilities of the Sublessee. ABANDONMENT: If the Tenant vacates or abandons the property for a time-period that is the minimum set by the District of Columbia or fourteen (14) days, whichever is less, the Landlord shall have the right to terminate this Agreement immediately and remove all belongings including any personal property off of the Premises. If the Tenant vacates or abandons the property, the Landlord shall immediately have the right to terminate this Agreement. ASSIGNMENT: The Tenant shall not assign this Lease without the prior written consent of the Landlord. The consent by the Landlord to one assignment shall not be deemed to be consent to any subsequent assignment. UTILITIES AND SERVICES: The Landlord agrees to pay for the following utilities and services: Electricity, Internet, Trash Removal, and Water. All other utilities and services, including snow removal, shall be the responsibility of the Tenant. MAINTENANCE, REPAIRS, OR ALTERATIONS: The Tenant shall, at their own expense and at all times, maintain the Premises in a clean and sanitary manner, and shall surrender the same at termination hereof, in as good condition as received, normal wear and tear excepted. The Tenant shall not make any alterations to the Premises without the consent in writing of the Landlord. The Landlord shall be responsible for reasonable repairs to the interior and exterior of the building, including the repair or replacement of the Appliances if one or all shall fail to operate. The Landlord will place new batteries in all battery-operated smoke detectors when the Tenant moves into the premises. After the initial placement of the new batteries, it is the responsibility of the Tenant to replace batteries when needed. A monthly "cursory" inspection may be required for all fire extinguishers to ensure they are fully charged. EARLY TERMINATION: The Tenant may not cancel this Agreement unless the Tenant is a victim of Domestic Violence, in such case, the Tenant may be able to cancel in accordance with any District of Columbia or federal laws. PETS: Pets are prohibited without the expressed written consent by the Landlord. NOISE/WASTE: The Tenant agrees not to commit waste on the premises, maintain, or permit to be maintained, a nuisance thereon, or use, or permit the premises to be used, in an unlawful manner. The Tenant further agrees to abide by any and all District of Columbia noise ordinances. GUESTS: There shall be no other persons living on the Premises other than the Tenant. Guests of the Tenant are allowed for periods not lasting for more than forty-eight hours unless otherwise approved by the Landlord. SMOKING POLICY: Smoking on the Premises and the rest of the property is prohibited, including the front, side, and rear yard as well as the parking space.
