Rent is $3,800.00 per month on a year lease then becomes month to month. Shorter lease options can be available but at a higher monthly rent & deposit (shorter leases may only renew at original lease terms). Security deposit is $4,200.00. Move-in costs are first month rent + deposit, equaling $8,000 total. A pet or pets will increase monthly rent and total move in costs. Security deposit cannot be applied to last months rent. No smoking is allowed on the premises.
Pets: Small dogs and cats are allowed for a maximum of 2 small pets total. A pet has an additional rent charge of $60 per month per pet. Example: 1 pet increases total rent to $3,860 per month, 2 pets increases rent to $3,920. There is a one-time, non-refundable charge of $350 to offset the additional general wear and tear from pets. All animals / pets must be declared and listed on lease at time of signing. Bringing a pet into the house after lease is signed is considered a lease violation and voids housing agreement.
Final rental agreement will allow for 1 primary lease holder as master tenant with other renters (maximum of 3) listed as additional occupants only. No subletting of any rooms or space on the property is permitted (including garage space). Rent is required to be paid in full (no partial rent payments) by the 1st of the month. Rent not received by the 5th of the month incurs an additional 2.75% late fee.
Property Tour: A person interested in applying must schedule time with the property manager and tour the property prior to applying to rent. No application will be accepted without a prior walk through of the property with the property manager. To schedule a tour, please review the available dates and times visible on Zillow or TurboTenant and then message the property manager to schedule a date and time. Please follow the instructions provided by the property manager for your appointment. A late arrival of 10 minutes will be considered a cancellation and void your scheduled tour time.
Application Process & Background Check: Once a person has met with the property manager and toured the property, they may choose to apply as a potential tenant. No application will be accepted without a prior walk through of the property with the property manager. Applications will be done through TurboTenant (no applications are accepted through Zillow at this time). Each intended occupant must complete an application and background check, with the non-refundable background check fee of $50 to be paid by the applicant. Rent-to-income ratio of 30% or 3x and an excellent credit score are requirements for occupancy.
Utilities & Responsibilities: Weekly garbage service (+ recycling & compost) is included in rent. Tenant is responsible for establishing services and payment of all other monthly utilities (electricity, gas, water, sewer, internet). Tenant agrees to maintain patio with cleaning up of leaves, debris, and trimming of plants and trees. For the water softener in the garage, an initial 6 to 9 month supply of salt pellets will be provided (depends on tenant water usage). Tenant will be required and responsible for supplying and adding salt to softener during stay. The condo at 675 Auburn Way is available for touring and walk-through by appointment.
