Tenant must keep the home in the original condition it was found including furniture, curtains, bedding etc.
The kitchen countertops are marble and require proper maintenance and care.
No cutting directly on the marble. Use a cutting board at all times. Wipe up any spills immediately particularly citrus, wine, vinegar and anything containing food acid such as tomatoes, ketchup etc. Clean the countertops with simple Dawn dish washing liquid. The owner will maintenance the countertop every 3 months with a protective seal.
The tenant will have a two car space in the garage. The other portion of the garage will be dedicated storage space for the owner Tenant will give owners access to the garage and home with a 24 hour notice to periodically to collect stored items. Tenant has use of the 3 car driveway in the front of the home.
The landscaping is drought tolerant and does not require much care. During the hot months, the property must be hand watered once a week. Tenant will be responsible for paying the gardener for a once a month clean up.
The tenant will immediately notify the owner of any issues at the property including plumbing, electrical, or any accidental damage particularly water damage.
The master bedroom window adjacent to the bed must be closed and locked at all times for safety.
Owners will be allowed to use 1/3 of the garage for personal storage.
