Tenant is responsible for damage to furnishings beyond normal wear and tear. 4. **Use of Outdoor Areas** Outdoor spaces (patio, garden, etc.) must be kept clean. No large gatherings of more than 10 people are allowed without written consent. No outdoor fires or open flames are permitted. 5. **Smoking** Smoking is strictly prohibited anywhere on the property, including patios, balconies, and outdoor areas. 6. **Alterations** No nails, hooks, adhesive strips, or wall-mounting devices may be used on walls or cabinetry without written consent from the Landlord. 7. **Internet & Cable Use** Tenant is provided internet and cable service as part of rent. Abuse of bandwidth, illegal downloads, or tampering with equipment will result in penalties or service suspension. 8. **Garbage & Recycling** Tenant agrees to use bins correctly, follow pick-up schedules , and never leave trash bags or bulk items outside the home. Place garbage, recycling and green bins on sidewalk on Wednesday after 5pm. 9. ** Cleaning Fee** As part of this rental agreement, Tenant agrees to pay a non-refundable cleaning fee of $250. This fee is due upon lease execution or prior to move-in and covers the professional cleaning of the property upon departure. The cleaning fee is separate from and does not replace any security deposit held for damage. Additional charges may apply if the property is left in excessively dirty condition or requires repairs beyond standard turnover cleaning.
