Applicant must demonstrate good rental history, including by not limited to good references from most recent landlord, no balance owed for prior rental property damage, no history of complaints by other tenants and/or landlords, and that applicant was not subject to any actions to recover possession pursuant to ORS Chapter 105 unless the action was dismissed or resulted in a general judgement for the applicant before the applicant submits their application, or if the general judgement in the action was entered five or more years prior to the applicant's submittal of their application.
Applicant and adult non-applicant tenants must not have a criminal conviction or pending charges for conduct that is a drug-related crime, but not including convictions based solely on the use or possession of marijuana, a person crime, a sex offense, a crime involving financial fraud, including identity theft and forgery, or any other crime if the conduct for which the applicant was convicted or charged is of a nature that would adversely affect the property of the landlord or a tenant, or the health, safety, or right to peaceful enjoyment of the premises of residents, the landlord or the landlord agent.
