Vehicle Maintenance Restrictions No oil changes, mechanical repairs, or automotive work of any kind may be performed anywhere on the property, including parking spaces. 4. Parking and Towing Policy Vehicles parked in unauthorized or clearly marked restricted areas are subject to immediate towing. Towing fees will be the sole responsibility of the renter or vehicle owner. A towing company regularly patrols the property, and violations will not be reversed or reimbursed by the property owner under any circumstance. 5. Pet Policy A maximum of two (2) dogs per unit is allowed. Each dog must weigh 25 pounds or less, be house-trained, and have current vaccinations. All dogs must be kept on a leash while in any common areas. Aggressive behavior, excessive barking, or failure to comply may result in removal of pet privileges. 6. Smoking Policy Absolutely no smoking is allowed inside the unit or in indoor common areas. No exceptions. Violations may result in fines or termination of the lease. 7. Noise and Quiet Hours Residents must maintain respectful noise levels at all times. Weekdays (Sunday Thursday): Quiet hours begin at 8:00 PM Weekends (Friday Saturday): Quiet hours begin at 10:00 PM Loud music, parties, or disturbances are not allowed during these times. 8. Alterations and Installations Residents may not paint, install, or alter the unit or exterior structures (including gates, security systems, fixtures, or satellite dishes) without written permission from the owner. 9. Trash Disposal All garbage must be properly bagged and placed in designated trash containers. Dumping bulk items or leaving trash outside the unit is not permitted. 10. Common Area Conduct Common areas must be used responsibly. No loitering, littering, or personal storage is permitted in these shared spaces. 11. Renter's Insurance (Recommended) Tenants are strongly encouraged to carry renter's insurance to protect personal property and provide liability coverage.
