The Tenant to leave the Premises in the same condition as it was received, subject to normal wear and tear. Except as prohibited by law, Tenant shall keep the Premises and furniture, furnishings and appliances, and fixtures, which are rented for Tenant's exclusive use, in good order and condition.
Tenant is responsible for the upkeep of the yard and landscaping.
Except as provided by law, no repairs, decorating, or alterations shall be done by Tenant without Landlord's written consent.
Tenant's property is not insured by Landlord.
It is expressly agreed that Landlord requires that Tenant is to obtain Renters Insurance with liability coverage of at least $100,000.00 (US Dollars) and shall maintain such coverage during the duration of the Agreement and/or the Tenant is residing in the Leased Premises.
Tenant agrees to provide proof of insurance to Landlord within 7 days of commencement of the Agreement, in such form as Landlord may reasonably require to evidence coverage.
The Tenant may not be able to cancel this Agreement unless the Tenant is a victim of Domestic Violence, in such case, the Tenant may be able to cancel in accordance with any local, state, or federal laws.
There shall be no persons living on the Premises other than the Tenant and any Occupant(s). Guests of the Tenant are allowed for periods not lasting for more than forty-eight hours unless otherwise approved by the Landlord.
The Landlord shall not be liable for any damage or injury to the Tenant, or any other person, or to any property, occurring on the Premises, or any part thereof, or in common areas thereof, and the Tenant agrees to hold the Landlord harmless from any claims or damages unless caused solely by the Landlord's negligence. It is recommended that renter's insurance be purchased at the Tenant's expense.
The Premises is not furnished.
The Landlord shall provide the following appliances:
Air Conditioner, Dishwasher, Ceiling Fan(s), Hot Water Heater, HVAC, Microwave, Oven, Stove, and all other appliances to be provided by the Tenant.
Smoking on the Premises is prohibited on the entire property, including individual units, common areas, every building, and adjoining properties.
The Tenant shall not be allowed to have pets on Premises or common areas.
The Tenant is not permitted to furnish the Premises with waterbeds.
The Tenant agrees to not possess any type of personal property that could be considered a fire hazard such as substance having flammable or explosive characteristics on the Premises. Items that are prohibited to be brought into the Premises, other than for everyday cooking or the need of an appliance, includes but not limited to gas (compressed), gasoline, fell, propane, kerosene, motor oil, fireworks, or other related content in the form of a liquid, solid, or gas.
The Landlord acknowledges that there is no existence of bed bugs on the Premises. In addition, there shall be an addendum attached to this agreement that certifies the Tenant has inspected the Premises and any existing furniture and confirm that bed bugs do not exist on the Premises.
The Premises was not constructed before 1978 and therefore does not contain lead-based paint.
Notice: Pursuant to Section 290. Depending on an offender's criminal history, this information will include either the address at which the offender resides or the community of residence and ZIP Code in which he or she resides.
In the event the Tenant is or hereafter becomes, a member of the United States Armed Forces on extended active duty and hereafter the Tenant receive permanent change of station (PCS) orders to depart from the area where the Premises are located, or is relieved from active duty, retires or separates from the military, is ordered into military housing, or receives deployment orders, then in any of these events, the Tenant may terminate this lease upon giving thirty (30) days written notice to the Landlord. The Tenant shall also provide to the Landlord a copy of the official orders or a letter signed by the Tenant's commanding officer, reflecting the change which warrants termination under this clause. The Tenant will pay prorated rent for any days in which he/she occupies the dwelling past the beginning of the rental period.
The damage/security deposit will be promptly returned to Tenant, provided there are no damages to the Premises.
