1. Lease Duration:
This lease agreement is for a fixed term of 12 months, starting on the date of the entered agreement between tenant and landlord. At the end of this period, the lease may be renewed or converted to a month-to-month lease at the landlord's discretion.
2. Rent Amount and Due Date:
The monthly rent is $2,350, payable in advance on the first day of each month. Payment should be made electronic deposit to the landlords account. A late fee of $50 will be applied if rent is not received within 5 days of the due date.
3. Security Deposit:
A security deposit of $2,350 is required at the time of signing the lease. The deposit will be held in a separate account and will be returned within 21 days after the lease ends, minus any deductions for damages beyond normal wear and tear or unpaid rent.
4. Utilities and Fees:
The tenant is responsible for paying for all utilities, including water, electricity, gas, garbage collection and sewage.
5. Maintenance and Repairs:
The tenant is responsible for maintaining the property in good condition and promptly reporting any maintenance issues to the landlord. The landlord is responsible for all major repairs, while the tenant is responsible for minor repairs and upkeep, such as changing light bulbs, replacing air filters and mowing the lawn.
6. Use of Property:
The property is to be used solely as a private residence. The tenant agrees not to engage in any illegal activities on the premises and to comply with all local laws and ordinances.
7. Alterations and Decorations:
The tenant may not make any alterations or additions to the property without prior written consent from the landlord. This includes painting, installing fixtures, or making structural changes.
8. Pets:
Pets are not allowed on the property without prior written approval from the landlord. If approved, an additional pet deposit of $300 and a monthly pet fee of $25 will be required.
9. Entry and Inspection:
The landlord reserves the right to enter the property with 24 hours' notice for inspections, maintenance, or repairs. In the case of an emergency, the landlord may enter the property without prior notice.
10. Termination and Renewal:
Either party may terminate the lease at the end of the fixed term by providing written notice at least 30 days before the lease end date. If the lease is converted to a month-to-month agreement, either party may terminate the lease with a 30-day written notice.
11. Renter's Insurance:
The tenant is required to obtain renter's insurance to cover personal property and liability. Proof of insurance must be provided to the landlord within 14 days of the lease start date.
12. Subleasing:
Subleasing or assigning the lease is not allowed without the landlord's prior written consent. Unauthorized subleasing will be considered a breach of the lease terms.
13. Smoking Policy:
Smoking is not permitted inside the property. Smoking is only allowed in designated outdoor areas, if any. Violations of this policy will result in a cleaning fee of $250.
14. Move-In/Move-Out Procedures:
The tenant agrees to complete a move-in inspection checklist at the start of the lease term and a move-out inspection checklist at the end of the lease term. The property must be returned in the same condition as received, minus normal wear and tear.
