    What's special

    This house is in the middle of a substantial repair/remodel and is being sold as-is. It has a massive 900sf garage, the back half of which could be easily converted into 400-500sf of additional living space. The house comes with approximately $7000 of already purchased building materials, which include roofing shingles, siding, and exterior doors. One bathroom and bedroom are completed, but the rest of the house has been gutted down to the drywall and subfloor. Structural repairs to the framing due to water damage have been completed in most areas. One of the bathrooms has had the floor joists completely removed and will need to be replaced. There are no kitchen cabinets, water heater, or HVAC system, although the existing HVAC ducting remains in the attic. This house is on an older, private drive which has not been adequately maintained in some sections, although it is drivable. The road directly in front of the house will require some asphalt patching, which I had originally planned to do after completing the remodel to make it more marketable. In the past, some property owners have collaborated to have the road repaired, but I have not inquired about that. The house was vacant for several years, during which time the electrical panel was vandalized and some of the wiring was removed, so it will need a new panel and a few circuits reconnected. All in all, the house has potential, and this area has been seeing revitalization in the current market, with new houses being built on the street and new commercial properties going up just outside the subdivision. The lot has substantial trees, and in the spring and summer is very secluded. I would prefer to finish the remodel and keep the house as a rental, but I am forced to sell due to a change in personal circumstances.
