Unlike a residential lease, Tenant is responsible for all general maintenance. The landlord is responsible for structural maintenance such as walls and roof. Tenant must hire and pay for contractor repairmen for such things as: plumbing, heating, window repair, electrical, lighting, pest control, any permitting, etc. 2. There is no parking on the sidewalks, only street parking. Landlord will email a photograph each time someone parks on the sidewalk and deduct $50 from security deposit per infraction. 3. There is an air compressor to the right of the stairs, below your space. This generally operates during business hours. It could go on multiple times an hour, or it may not go on at all during the day. 4. The office currently has heat and AC. It is your responsibility to keep these working should you like to have these amenities. 5. In the winter months, you must keep the entire space above freezing. The overhead sprinkler system is full of water. If the pipes freeze, they may burst and flood the space. 6. If for any reason Tenant needs to exit the lease early; Tenant will pay a three (3) month penalty which is due within one week of notifying Landlord of desire to terminate the lease. This is in addition to and does not count towards any remaining months Tenant wishes to occupy 660 W Washington St. Penalty will be paid in full prior to following months rents due date. 7. Modifications must be approved by Landlord. At end of term, must meet approval if modifications are to be removed or returned to original condition. Improvements made, such as but not limited to: flooring, light fixtures, walls, offices, bathrooms, HVAC, plumbing, electrical, etc are to remain.
