Landlord pays for and includes: two underground parking spots, internet, cable, water, sewer, trash, guest parking, front desk support, security, and HOA dues.
Tenant is responsible for electric and gas, which will be billed separately via Venmo based on usage or directly through utility companies if preferred.
Standard 12-month lease that renews annually unless tenant expresses they will be moving out or plan to end the lease by month 9 of current lease. If tenant plans to move out after that, we require 3 months' notice. If less than 3 months' notice is given, an early termination fee of 2 month's rent may apply.
All HOA rules must be followed. No smoking inside the unit or in common areas. Cats are allowed (limit of 2, with some restrictions); dogs are not allowed in 4th-floor units unless medically required with proper documentation.
Move-ins must be scheduled with the office between 8am 5pm. No elevator lock-outs or propping open security doors. Tenants may be charged for any damage during move-in or move-out.
Noise must be kept to a minimum, especially between 10pm and 9am. No disruptive behavior or parties. Tenants are responsible for their guests.
No storing items in hallways, stairwells, patios, or balconies. Unit and outdoor areas must be kept clean and pest-free.
Only park in your assigned space. Guest parking is limited to 12 hours; longer stays require a guest pass.
Trash and recycling must be properly sorted in designated garage bins. No dumping of hazardous materials or furniture.
Management may access the unit for emergencies, maintenance, or repairs with prior notice.
Only electric grills are allowed; propane grills only permitted on first-floor patios.
Tenants must follow all HOA rules and will be provided a complete PDF for reference. Violations may result in fines to the landlord and impact the lease. When in doubt, ask the landlord or building management for clarification.
