    2.6 FLAT Acres Updated kitchen with hardwood floor, copper sink, new countertop, brand new never used dishwasher, brand new refrigerator, island table with 4 bar stools, plus dining area large enough to fit an 8 foot table and at least 8 chairs. Off the kitchen is a tiered deck, with one step between, with an above ground 16 x 32 oval above ground pool with heater, new liner, new filter and pump. There is a watertight storage unit for deck and pool supplies. The top deck is 22' x 15' the bottom deck is 16' x 12'. The step is a nice 17". It borders on Tomhannock Reservoir property which will remain pristine/undeveloped. This is more than a house, it is a home and property with many features beyond the scope of this Zillow ad. The Reservoir itself is about a 15 minute walk and allows off-shore fishing. The Reservoir is about as long as Saratoga Lake, not as wide, but with many coves and special spots for fishing, all within a 10 minute drive. I have owned the property for 20 years, and I have done much with the land. I installed an 8-bed raised vegetable garden with a compost, built split rail fencing and gates around it. I used mesh to keep animals out, even rabbits, and the mesh is "invisible" from the house. This past year, I installed "invisible" fishing line across the top to keep crows and birds out. I used crushed stone between the raised beds to keep weeds from growing. Overall, the garden is highly functional and adds to the property. The soil is excellent, and the farm down the road delivers fresh soil for under $100 any year that is needed. I have done some landscaping as well to 1) add some texture, variety and pop to the lawn, without overdoing it, because less can really be more, especially with the beauty of the surrounding woods and mountains 2) minimize lawn maintenance through use of quality mulch with weed cloth underlaid. A new well pump, pumping clear fresh water from underground streams 100s of feet below the surface, streams that ultimately serve the Tomhannock. I plan on taking jugs of it with me when I sell,m because it is truly the best water I have ever tasted. The main roof and roof for the spacious 26' x 26' attached garage have 15 years remaining on 25-year shingles. The overhead garage door is fairly new, quiet, with a stop motion sensor, which is a great child safety feature. The regular garage door, just installed and still an unpainted white (name your color!) you can see in the pictures. The back shed is awesome for storage, 10' x 20', with 3 kayak racks, heavy duty shelving, a workshop area, and electricity. A fenced in area abuts the shed, with a sheltered raised small addition on the back of the shed with two little openings, a great place if you want to keep small animals.
