Tankless water heater-unlimited hot water. Dual pane windows, Large bathrooms. Large backyard. 5 covered porches, closets, closets, and more closets. It's very clean. Centrally located, quiet neighborhood, well maintained houses, walk to great schools and Panther Creek Town Center. We've owned, managed, and maintained the house for 15 years and just two families have made it their home, the first for seven years, the second for five. Both available as references. The house is in great shape, everything works as it should because that's how we do things. If the AC, an appliance, or similar fails, we make it right, right now. Clothes washer and dryer installed for your convenience but our maintenance of either won't be a part of the minimum 12 month rental agreement. We expect you to pay the rent on time, pay utilities in your name, water and cut the grass, perform other normal upkeep, and generally treat our property as if it were yours. You will need good references, min 640 credit score, and documented gross income of at least three times the rent. Pretty simple stuff really. There is a lockbox on the front porch available only to an accompanying realtor or real estate agent after a phone call. This home is immediately available to occupy. Renter pays all utility costs (to include existing security system if desired) in their name. Owner will consider pets on a case by case basis only with non-refundable $500/pet deposit and $50/month pet rent. Owner to change HVAC filters quarterly after giving notice to renter. First month's rent and security deposit(s) due at lease signing. Renter to water and cut grass and rake leaves/pine needles and dispose of same in fall including leaves/needles that Owner blows off the roof twice a year.
